Keep Them Coming Back for More
Okay, so you have got your website up and running, you have your
blog set up and are posting and you have created your monthly newsletter or
e-newsletter. So by now your clients should know how to find you online,
understand you and what you do but are you keeping them coming back for
more?
This in itself can be hard to accomplish we are not all writers
by nature and some of us couldn't write to save our lives. But in this day and
age it would be a good idea to learn how to do this. You may not earn a new
client in the first visit or the second in fact it is a known fact that it takes
several visits to earn the trust of a new client. But if after the first
visit they are not impressed do you actually think they are going to come back
or do you think they are going to move on to the next person in line?
Most likely they are going to move on if there is not
something
that they are reading that is going to catch their attention. Now you may be
saying I am just a Realtor I just sell houses, how does this pertain to me? Well
my friend you are wrong, you are
not just a Realtor you are an "EXPERT" in the field of real estate. You need to be portrayed
as someone that these potential clients can trust to do work with and depend on
for advice. You can also consider yourself as a "coach" your goal as a
Realtor should not be to just get the client to sign on the dotted line, it
should be to listen to what your clients are saying, what they want and need and
then "coach" them to achieve these goals.
So if you have a website you want to give them information that
they need to make an informed decision this could be in forms of posting
information pertaining to foreclosure advice (since this is so popular right
now) or maybe information on auctions that are coming up. Statistics of the town
or area you work in. Possibly new real estate laws that the average Joe may
not know. You want to provide information that any buyer or seller will find
useful.
If you have a blog you want to post the same type of information
that they are going to want or that they need. Remember you are coaching them in
the industry. But make sure you understand what you are writing about so that if
you are asked you can answer accordingly. Make sure whatever it is (that you decide to
post or write about) that it is informative, has knowledge base and keeps the
consumer wanting to check back to see what else they can get more of or new and
exciting topics you have written about.
Some
quick tips for these ideas are:
1) Regular updates:
Updating your website regularly. Some people put up the site and that is it they
never update it. So keep your site fresh!
2) Special Offers:
Maybe partner up with others from within the industry maybe offer a discount
through a partner or preferred lender, title company, stager etc. Also you can
hold drawings on a regular basis and most often you can get the winnings donated
from other companies if you offer advertising or something along those
lines.
3) Monthly
newsletters and e-zines: This is pretty much self explanatory.
4) Allow customers to
leave comments or feedback on your information as well as to be able to ask
questions and get an answer back in a timely manner. We are in an age where we
need information and we want it now!
5) Write articles for
local papers, other newsgroups, e-zines etc. Your information does not have to
just be on your website or blog. The more you can get your name out there the
better.
Offer a useful
service that no one else is offering. Come up with unique ideas that the Realtor
across the street isn't doing. Remember you are the "Coach" you need
to stay on top of what is going on in the industry and you need to make yourself
readily available for the consumer as someone that is knowledgeable and
trustworthy.
