It sure seems that buyers seem to be really scared of the real estate market in Northwest Arkansas right now. And, when you think about it, to the average Joe, you can probably understand it.
We keep reading in the newspapers and hearing on television about how the housing market is going to "you know where" in a handbasket. Lenders seem to be in trouble, housing starts are slowing, in Northwest Arkansas you keep hearing about the glut in the market.
But when you think about it, wouldn't NOW be the time to buy?
Consider these points:
- If you have taken care of your finances and have good credit, the lending industry shouldn't be an issue for you. Even if you don't have a lot to put down, there are still great programs to help get into a home
- A glut of homes on the market mean you have more choices available to you....it's a buffet right now!
- The assistance of a real-estate professional can be PRICELESS to you
A true real estate professional can help you find the home you're looking for. They'll start out by helping you find out just what you can afford. Many of us have good contacts with solid lenders and will help you understand the difference between VA, FHA, Conventional, ARM's, etc loan products that can be confusing to a buyer.
A good real estate agent will be honest with you too. If you've fell in love with a home that's overpriced, or has title issues, or has anything wrong with it - we'll tell you! Now, granted, if this is the home you're going to purchase no matter what we say, we'll do our best to make it happen - but not without being honest with you up front.
We'll also help you with every detail along the way: insurance, termite contracts, inspections, repairs, title companies, etc. etc. etc. Our job is to handle the details - that's what we get paid for.
So, if you decide to go ahead and stick your toe in the waters of home purchase.....how do you choose an agent? If your wife or husband's half brother or sister is an agent with XYZ Realty, just because you have a relationship with this person doesn't mean they're the Realtor(r) for you. You're ultimately getting what you pay for (relatively speaking, pardon the pun).
If you're going to hire an agent, then interview a few first! Do they have the local knowledge of the area? Do they have the ability to focus on your needs? Can they successfully negotiate the sale?
A real-estate purchase is ultimately an investment - do you trust your money with your cousin Richey?
Gary: A few months ago I was paying for my gas at the local Mobil station when my cell phone rang. The call was from my office regarding a loan that we needed to lock. I stepped out of line while my assistant read me the adjustments and the rate. I told him what to do and hung up.
When I got up to the cashier, a guy who hadn't shaved in an indeterminate number of days and who obviously hadn't been to the dentist in a while, handed me a business card and informed me that he too was a loan officer! Says a lot about the state of the market, doesn't it?
