Since people are emailing me this question so I thought it would be easier to just blog about it.

I have two Broker clients that are Twitter fanatics.  They both have developed a way to use Twitter that has allowed them to put homes under contract that they might not have other wise.  Both clients use Twitter in a similar fashion to tweet about available homes in their area that have just come up on the market.  Let me explain further.

Both use lists of followers that are very targeted lists.  They only allow followers (or at least try to only allow followers)  that are very interested in specific types of listings.  Both have a short-sale foreclosure clients that want to know about very specific types of properties.  These tweets usually include address and other relevant information about the distressed property.  It gives these followers a leg up on the competition that might be looking for the same type of properties.  These tweets go out as soon as the Brokers are aware of them. 

One of the Brokers has several different follower lists of buyers looking for specific property that has just hit the MLS or has just come under contract with this broker.  The list are divided by neighborhoods, pricie, whether the buyer wants a 3/2 or a 2/1.  The types of Twitter followers are endless.  But these folks get to know many times days before other Brokers and Realtors what has just come on the market..

There are a couple of key points here you will want to keep in mind.  First understand that Twitter is a small part of these Brokers overall marketing plan.  They use many other marketing avenues besides Twitter.  Secondly the list of followers are very specific and target only the people that are really interested.  You would not add your Aunt Sally to one of these list if she was not looking to buy a house or get involved in short-sales. 

So very targeted lists are crucial to the success of this type of marketing.

Penny this took sometime to setup but once it is set up it takes very little time.  Tweets are sent out as properties come up.  I do not think they do more than a few a day.  Again though this is just a small part of their overall marketing plan.  The majority of their advertising is directed through the internet, more specifically their website.
