Meridian is a large suburb, west of Boise, Idaho.  Meridian homes are spread out amount 11.5 square miles within the Meridian city boundaries.  Where living in Meridian was once considered "living in the country", Meridian has experienced double digit growth within this decade.  Meridian's reputation for providing good quality and affordable housing, excellent schools, well developed communities, and family friendly atmosphere continues to draw new residents from all over the United States.  In fact, Meridian has received numerous accolades, and was very recently nominated by the Family Circle magazine as one of the top 10 best towns for families and was honored by Money magazine in Best Places to Live 2010.

Meridian's population has grown to roughly 60,000 residents (a 43% increase in approximately 9 years), which as led to an ongoing demand for new schools, increased transportation demands, and a continued need for affordable housing.  New communities continue to break ground, although at a slower pace than previous years.  City of Meridian

Meridian Commute:  The commute from Meridian to Boise is relatively easy, although "easy" is a subjective term, depending on what you're used to.  New Meridian residents that have purchased homes from me that have lived in New Jersey and Southern California (where average commuting time is over one hour) tend to feel that the commute is a breeze.  Traffic fluctuates between low to high traffic times.  A trip from downtown Boise to Meridian with little traffic can easily be accomplished in 15-20 minutes.  During high commuting hours, because of Meridian's rapid growth in previous years, many neighborhood intersections can back-up, stretching commuting times to 45 minutes if traveling from Boise to Meridian.   (See my upcoming blog on current, critical Meridian road projects and how traffic flow should improve).

 Meridian Homes:  In comparison to Boise homes, the bulk of Meridian homes are generally newer and more affordableAs of August, 2010, there were 973 available single family Meridian homes.  The Meridian home inventory makes up 23%  of  the Intermountain MLS.  Prices range from approximately $60,000 - $1,600,000.  The average price of available Meridian homes is $194,811 and the median price of Meridian homes is $169,900.   Twenty-eight percent (28%) of the available Meridian homes are short sales.  The average list price of short sales in the available Meridian homes is $169,559 average list price with a $149,900 median list price.

What does $200,000 buy if you are searching for Meridian homes?  An average home in this price range would be newer, and between 1800-2000 square feet in a very good quality neighborhood (and around .20 acre lot with a triple car garage). 

Meridian neighborhoods are structured for every demographic, from family friendly neighborhoods with trails, parks, and neighborhood schools, to the more private minded gated and 55 and over communities.  There are Meridian homes and neighborhoods for buyers from all walks of life.
