Why I'm The Realtor You Need In Bucks County & Philadelphia

By
Real Estate Agent with BHHS Fox & Roach Realtors - Newtown RS295531

As a Realtor in Newtown Bucks County my goal is not only to help people buy, or sell their home, but to become their life - long real estate advisor.  I accomplish this by helping them figure out what they are truly looking for by asking the right questions, and listening.   Buying and selling a home is one of the most stressful events aperson goes through in their life, and this can make it difficult to always see the big picture so through meeting with my clients before we even begin the process, and spending time discussing each property as we pass through, and again after I get an insight into their thoughts and can help them find that perfect home whether it's a condo, a townhome, a cottage in the woods, or a luxurious single family home.

Finding the perfect home however isn't the end of the road as we now need to get to settlement.  Through my years of experience I have built a great relationship with various lenders, title companies and home inspectors so if you don't have your own I can put you in contact with some of the best in the business to ensure everything goes as smoothly as possible.

When it comes to selling your home you want to know that your agent is spending their time and energy in the right places so you get maximum exposure which helps your home sell in the shortest amount of time and for top dollar.  I pride myself on being able to put together a comprehensive CMA which details what value I attribute to which amenity.  I don't throw out pie in the sky numbers, and I never "buy a listing."  What I mean by that is often times we see homes come on the market so grossly overpriced they'll never sell until they continually drop their price month after month and it aligns with the comparable sales that have happened in the previous 3 months.  We call it "buying the listing" because instead of the real estate agent telling his clients where the market truly is they tell the seller what they want to hear so they get the listing.  The big problem here is that the longer a home sits on the market (especially in a buyer's market) the less it will sell for.  So it starts with telling you the truth whether it gets me the listing, or not, but when I do get the listing then I begin on the marketing plan which in today's world needs to be web - heavy as nearly 80% of all home buyers begin their search in their own homes on the web.  Not only do we advertise on over 20 websites including the big national sites such as Realtor.com and Trulia, but I also have a lot of knowledge about SEO and blogging so I make sure to get your home advertised in its own space without the clutter of all of the other homes and I keep it on Google's top pages.   This way your home receives maximum exposure, is priced right, and will sell for top dollar in the least amount of time.

On top of this, I make sure to keep in contact on a daily basis via a personal website set up for my clients so they can see what has been done to market their property and what feedback has come in from their showings, as well as a once a week update on the local market in general so you always know how you compare to your competition.

Another part of my business comes from real estate investors.  Not only have I helped other investors find the right investment property to meet their goals, but I am also an investor myself so I know the ins and outs, I understand the worries, and can put you in touch with the right people to get the job done.  Whether that's handymen like Keith Derby #215-942-4724 or Derbyhomerepairs@comcast.net who can help you fix up a place to increase its value and/ or so you can get your renters in there on time, or if you are in between tenants and need the place scrubbed from top to bottom you can contact Rob Seewagon from Custom Maid custommaid@comcast.net  Not sure if real estate investments are right for your portfolio and need to talk to a financial advisor then I can put you in touch with Chris Cice from Lincoln Financial #215-579-9700 or cmcice@newtown-ins.com right here in Newtown just blocks from my office.  From top to bottom I can put you in contact with the right people to make sure your  purchase goes as smoothly as possible.  Most importantly I again pride myself on running my numbers so there's no questions about whether the investment will work, or not before the offer is made.  We'll run the comps so you know you are getting a good deal and so you know what the potential value is with some upgrades.  We'll run the closing costs so you can make sure the rent covers your mortgage payment, but we don't stop there.  To make a good investment you need to know what type of return to expect so I run a program based on your tax bracket, the purchase price, the mortgage amount, the interest rate, and also calculate in for annual maintenance, vacancy rates, and other financial obligations and then let you know based on a 5, 10, or 20 year hold what you can expect even if the market doesn't do much better than inflation.  Again no pie in the sky numbers.

Through my honesty, my ability to negotiate and run numbers I hope to gain a client for life who will not only purchase and sell every home they ever own with my assistance, but who will tell all of their family, friends, and co-workers that there isn't a better Realtor to work with.
