Pauoa Beach at Mauna Lani: Oceanfront Lot under contract in 10 days!

Although the lot was only officially listed 10 days ago, the listing agent for Pauoa Beach Lot #1, cleverly sent a pre-listing flyer out to selected agents in late July so its been for sale for about a month.  The lot is 1.26 acres, directly oceanfront and next to the community's club house (Pauoa Beach is a small, exclusive development on the Fairmont Orchid side of the Mauna Lani Resort).  The listing price was $5.9 million, but we will have to wait a bit to find out what it actually sold for.

I did take exception with one line in the listing: Lot 1 is perhaps the only "toes-in-white-sand" resort oceanfront property available on the Big Island.

It looks to me like Lot 9 at Naupaka Place (MLS 233826), just a few miles down the Kohala Coast, is a relative steal at $2,975,000 for a toes-in-white-sand resort oceanfront property!

True confessions here.  One big difference between the two lots is that Naupaka Place is adjacent to the Hilton Waikaloa Village on one side.  For some people that could be a major problem. For others, the fact that you can walk to the spa or tennis courts, or restaurants and shopping, is a major plus in a resort lifestyle.  Now for the confession.  I am co-listing agent on this Naupaka lot.  Several weeks ago, my husband and I were excited to be attending a Keali'i Reichel concert at the Hilton.  Event parking is quite a distance away behind the Queen's Marketplace and of course I'd been showing property until the last moment and we were running late.  It suddenly occurred to me that I had the gate code to Naupaka Place and from there it would be only a few minutes along the oceanfront to our destination.

When we emerged from the concert several hours later, glowing from the authentic Hawai'ian music and hula, we strolled along the sand with the light of a full moon shimmering on the ocean, then sat for a moment on Lot 9 listening to the waves.  Total quiet, except for the sound of the waves.
