So, it's really not overpriced for a listing - leaving room for negotiations?

Sounds like a nice price and it appears that the bank did some work on it also.

The bank did have to do alot of work to this home. When they go it back it was trashed.

Now they have priced it a tad to hign and it's been on the market for 30 days.
