Craigs list question

I have been posting my listings on line on craigs list but have not been getting great results with lead generation... I had not been good about using what I think are good titles but have changed recently to titles such as Dayton Ohio real estae or dayton ohio home for sale, that type of thing...

A few days I posted a rental property that I do not usually work... and I have received a huge amount of inquires on that property...

Are others seeing like results?  Any ideas on why I am seeing these results?

I have posted to Craig's List and have received ZILCH in the way of leads.  Mine have been listings, I don't think I've ever posted a rental.

Mark..........I have only tried craig's list for rentals.  Never tried it to sell my properties.  Can't wait for other comments on here.

I get a significant amount of leads from craigslist.  Less is more except make sure you use every character space in the title.  Put the most ATTRACTIVE attributes.  Ad has very little in it, pique's their interest, I drive the traffic back to my website and BAM I have an inquiry.

Pretty effective.

I have posted listings and gotten nothing, not even an inquiry.  I think part of it is that so many posts are made, that within hours your post is not on page one or even page two and consumers don't always look beyond the first few pages.  Last month I posted a listing and within an hour it was three pages deep!  Rentals move quick because so many people are now unable to get a home loan for lack of a down payment and tighter lending restrictions.  Now is a great time to be a rental property owner.  Rents are increasing because landlords know they can get it because options are few.  We had so many condo conversions in our area, I'm not even sure there are any apartments left in the Bothell/Woodinville area.  So that leaves rental homes!!

The best responses I have gotten on Craigslist are on smaller homes and appealing to investors in the title.

I was posting full on ads with 12 photos and full description and got NOTHING. The last two I did one photo and basic information bed/baths/sq ft/price. I am getting some traffic to my search page and the featured home page. But I have received one good lead on it asking for more details. So I think for listings the less you put in the better.

Interesting ideas of "less is more"... I may have to try that... I have been putting html and multi photos with little luck.

What exactly do you mean when you say attractive?  I have been puting things like "Dayton home for sale"  or Dayton Real Estate... looking for search engine help... is that what you are talking about or are you putting "hot" features???

Mark. not exactly!  I did post on my blog about it to be more descriptive.  Craigslist already has a wide audience and I wouldn't worry about SEO when using it.  In my post I described how a Lease Option appeals to a wide variety of people right now and if a home I am selling has a lease option available, those words go in the title.  Attractively priced 4 BR houses, former models, etc.  Also in the vflyer I put other clickable links to subdomains within my website.  Let's say I put a house for sale, odds are they aren't going to be interested in THAT one house so I give them a variety of real estate information to search for.

great idea on the lease opt and/or land contract marketing...

on the v flyer... are you allowed by craigs list to put links back to you site?  I do now and have been considering v flyer but htought they did not let you do that?

I run an occassional Craigs List ad for my firm. I actually got a referral from it the other day. It does show up on page two of google, so it does have some value. Part of my goal is to be prominent, have as many quality hits to my firm as possible when googled.
