                              Now Is The Time To Purchase A Home Because The Sky Is Not Falling

If you watch the news in Pell City, St Clair and Talladega Counties, you know by now that they are reporting about the decline in sales for existing homes and new construction. We have to realize that the tax credit ended April 30, 2010 and all purchase contracts had  to have time to make it to the closing table. Some of these home purchases would have closed in June.  In my opinion, this escalated the time frame for buyers to purchase earlier in the year so, they would receive the stimulus check. Understandably the following months after it ended would be lean.

The sky is not falling as the new media would lead you to think. If they would stop picking up on all the negatives and start reporting more on the positive news, maybe some people would have the confidence that they could move forward and purchase a home of their dreams.

There was good housing news reported yesterday. Mortgage rates are at an all time low at 4.36 on an average fixed rate for 30 years. The average rate for a 15 year fix mortgage reported by the Birmingham Business Journal was 3.86.  So as you can see, the sky is not falling, now is an excellent time to purchase a home in Pell City, St Clair and Talladega County.

Yes, we need to get the word out. There were headlines about a drop in home sales, and then another one about the drop in new home sales.  Not much emphasis about the survey released this week showing how we now have near-record levels of afforability in the US.  Unfortunatley many are going to be afraid to take advantage of near record affordability levels and near record low interest rates because of news headlines that are essentially based on the expiration of the tax credits.

Dan, If you took everything you saw on the news to heart you would be afraid to do anything.  The affordability of homes could not be better. If anyone is thinking of purchasing, now is a wonderful time. We do need to get the word out.

Ellie,  In my 15 years in real estate, I cannot remember homes being so affordable.  Never have we seen such low interest rates.  You can get so much more for the money.

Hey Diane, Unfortunate what feed the media and people to watch it is the negative news, people love drama which makes for great television. Maybe they should just make  a news cast that observe and report on the positive around the world, I wonder what would start happening ;)

Carol, I do not cut the news on any more except for the weather, it is so negative.  I had the same conversation with another agent in my office about how nice it would be to see a news cast on all that is good and positive. There are a lot of good people doing great things to help make this a better world, that we never hear about.

Diane, you know I am right here with you on this subject. It is expected that we would have some unusual stats after the tax credit ended. So what? That will filter out in the next few months and we'll be back to normal stats. Homes have not been this affordable in decades. Great localism post!

Sharon. Every agent I know was expecting their business to fall off when the tax credit ended. Why was that surprising news to anyone?   That is what I can not understand.  Thanks for your comment.

I'll be sure to tell "Henny Penny."   This should very well balance or counter NARS broadbased reportings about the market last week. Our local real estate market news doesn't always have to be bright and cheery:  Just factual.  And then let people decide based on facts such as those reported in your post.  Good job Diane.
