Home Buying Strategies That Work In San Diego, part 2

So, you've been looking for a home for many moons, submitted gallons of offers on homes until one finally comes through. A seller actually accepts your offer, and it happens to be on the place you dig the most. Now is a great time to check out Home Buying Strategies That Work .

Thumbs up

There is nothing special about this Home Buying Strategies That Work . No Magic. No miracle solution. No info-mercial promise of buying one and the next one is free, plus a shredder that doubles as a harmonica. What's the theme? Contractual obligation/ responsibility, or doing what you said you would do. Just like mama taught you.

Mom & kid

Now, of course you have to do what you agreed to do in the contract. It's a contract. It's written in ink, not pencil. The problem is that some buyers have run so hard for so long to get into a place that they want to take a breather. The time to rest is when you are IN your new home, not before.

If you do not contractually do what you say you will do, the seller can kick you out of escrow (Your transaction). Then all of your hard work and time are wasted faster than money spent on an eight track player for your '78 Pinto (You know, they blew up).

Well then, what are some of the obligations/ responsibilities that Home Buying Strategies That Work  talks about?

Get your deposit in immediately. This is the item that will make the seller think you are flaky/ crazy/ dishonest/ broke. Once they have that in their mind it will be very difficult to get anything else out of them, like extra time to close or repairs.

Cash

Giving the sellers proof of funds. This will make the seller think you are broke. This will get you booted pronto.

Releasing your contingencies. This will make the seller think you are trying to back out of the deal or there is something wrong with your loan.

All of these things, and many more, will put the seller on edge. Remember to try as hard as possible to keep the seller comfy by following Home Buying Strategies That Work . If he feels good he is more likely to give you allowances here and there. If he is uncomfy he will figure there's no need to help you because you are wasting his time.
