Home Staging - It's Not About the Furniture - Part I

Of course, an important part of home staging is supplying or re-arranging furniture.  To be honest, anyone can fill a room full of furniture.  There is a talent to how furniture is placed, taking into consideration traffic flow, the proportions of the human body in a space etc.  However, the real art of home staging lies in the small touches that speak to prospective buyers.

Is a bathroom outfitted with clean towels and a new shower curtain enough?  Ho-hum, thinks the potential buyer on seeing this.  What is a buyer looking for?  Something out of the ordinary.  Something that speaks to them and grabs their attention.  It's all in the details.  It's all in the subliminal message that "this is your new home and you belong here".

Organic
Organic or green, living things create a sense of lushness and calm.  Orchids in the bathroom add a spa-like, zen feel.  Bathrooms are becoming a retreat, and no matter how humble the bathroom, the suggestion is that this is just a stone's throw away from a spa.

These 3 little grasses may be small, but they say a lot.  There is an Asian quality to these faux plants.  They carry a message that this is a quiet, respectful, rejuvenating space to be in.  The green colour and organic quality emanate a feeling of peace and tranquility.

The orchid is a very delicate, fragile and graceful plant.  It is symbolic of love, luxury, beauty and strength.  Orchids are wonderful additions to the bathroom and create positive, relaxing thoughts.

Tactile
An object that has visual or actual texture to it is also an interesting eye catcher.  The need to touch or run your hands over a crag-ridden shell, or a soft, fluffy cushion, helps to engage the audience.  When these tactile objects are juxtaposed against something smooth, you now have a playful contrast, adding even more intrigue. 

Vignette-cusions

Fabrics also create wonderful tactile experiences.  Here, various sized cushions are grouped together, unified in their shape, and yet completely difference in touch.  A large, quilted, silky cushion is grouped with a rougher textured, shiny silver cushion, and a soft, natural alpaca fur cushion.  I have never walked by an alpaca cushion without running my hands over the soft, flowing fur. 

When you're looking for a home stager, make sure you look at their portfolio.  Are they just placing or rearranging furniture, or are they taking it to the next level, and sending whispered messages to potential buyers, through small touches and vignettes or accessories, that this is where home is.

Excellent blog! Accessories add the polish, and make all the difference between a house that impacts a potential buyer as "nice" and a house that knocks their socks off. Sally, great post! There is no great talent to plunking a bunch of furniture in a space but there IS a lot of talent required to either work with existing furnishings (editing and arranging) or bringing in rentals appropriate for the space. In addition, all of the extra details that add that polish and what we term 'wow factor' is what sets you apart as a stager from your competition.

Preparing your property for sale

HI Sally, I find this is the result when homeowners try to stage their properties themselves. They clear everything off the night tables and dressers, everything off the coffee tables and place nothing on the kitchen table. It looks deserted! No lifestyle accessories to catch the buyers eye and think about how they could live there. Nothing of interest to make them remember this house over the other 6 or 7 they may have seen that day. Great post!

I totally agree...."Something out of the ordinary.  Something that speaks to them and grabs their attention.  It's all in the details."  Homeowners need to realize that what helps to sell their home is when it stands out from all the others.  It stands out and says "wow!", not "I'm just like the other 100 split level entry homes you just looked at."

Michelle - I love your line - staging is "a lot more than books, baskets and baubbles"!  Too true!  Knocking a buyer's socks off is definitely our goal!

David - You've made a good point - our staging "signature" is usually in our details.  I know that I tend to sneak an Eiffel Tower into most of my designs - I just can't help myself!  Ha!  Yes, I'll definitely need to down the rest of the Hendrick's by the end of the month, but of course, it will all be in the name of procuring another accessory for staging... :-)

Heather - You're right.  You need to know what you're doing when you place furniture into a space or rearranging existing furniture.  A good stager will know how to create good flow, and emphasize a focal point by placing furniture in the right spots.  It's the extra touches that really capture the buyer's heart and make a house memorable.  Thanks so much!

Cathy - Oh my - you are a task master!  Well, I'm sure it will be dawn somewhere in the world when I post today's blog - hey, I need my beauty sleep!

Michelle - I did have homeowner's staging themselves in mind when I wrote this post.  It's so true.  Sellers sometimes think that just decluttering and cleaning is enough.  I mean sure, it definitely is a good start, but you need to then add interest or a story. 

Julie - Too true.  Leaving subtle messages through interesting textures, colours, plants; all these little touches quietly speak to the potential buyer and make the property memorable.  Especially, as you say, this property is one in 100!

Sally,  great post at the perfect time.  We are seeing a trend in our area where stagers are not accessorizing either the kitchen or bathrooms.  Although minimal to do, I would assume it's a way to get their bid town by charging less time.  I'm curious how others feel about this?? ~ Michelle

Michelle - That's very disappointing to hear.  A bathroom and kitchen are the easiest rooms to stage, and they aren't that costly to do.  How very odd.

I so agree Sally! Great post. Sometimes I obsess about the littlest detail and think I'm nuts, glad to hear you are into the details too. I look at some staging and see one throw pillow and that is there accessories. Huh?

In reference to Michelle's comment above. I always do the bathrooms and kitchen and don't even charge for them. They are quick and easy and definitely a necessity.

Shar - Obsessing - that's it!  That's exactly what we do!  Yeh, one throw pillow or one candle stick - it's like - huh?  I also stage bathrooms and kitchens - they are very important rooms in a house.

Hi Sally - I'm so glad you wrote about the accessories. I too feel they are a huge part of what I do when I stage a house. You're right it's not just the furniture its the accessories and the little touches that pull everything together and create an emotional response in buyers. I blogged last year about a buyer who wanted to buy the napkins I used on the dining room table. I've also written about how a floral arrangment caught the eye of the buyer and her mother online and enticed her to view the home!

The furniture is the building block of staging but the accessories and little details are where a staging or real estate designer can create that emotional buy in! Great post and congratulations on the feature!

Tessa - Thanks so much!  I agree, you said it very well - the furniture is the necessary building blocks.  How interesting that a client viewed a home because of your floral arrangement.  That's a great example of how creating the right atmosphere will catch buyer's attention and curiousity.  I will look for the "napkin" blog - sounds interesting.

I agree with you totally Sally.  Home staging is more than just furniture placement.  It's the small details that add up.  In fact, I was watching a show on TV the other night about a property that was being flipped.  The agent came in to see the property after the renos had been completed and the property had been staged (mind you they called it styled on this show).  It was done beautifully I might add.  When the agent saw it, she commented that it didn't look staged.  She said that it had personality and felt like someone lived there.  I know exactly what she meant.  There were all sorts of little details that were added to make it feel that way.

I'm off to read Part 2 - looking forward to it!

Charlene, I think that's the greatest compliment a stager could ever receive, for someone to say that a staged property doesn't look staged!  What we do is truly subtle and yet effective.
