Another week of negative news and more posts on the possibility of a "double-dip" coming our way....and I am not talking about a double dip pistachio chocolate mint in a freshly made waffle cone! I just posted a comment on a very negative article and am, once again, wondering why so many people (yes, even on ActiveRain) have forgotten the one real estate mantra that has NEVER failed to prove true no matter what the market place has to offer. The mantra is, and will always be, "Location, Location, Location."
Posting an article purporting the general malaise of the housing sector is, in my humble opinion, tantamount to giving consumers poor economic and financial advice. The fact of the matter is that every region has their "best, better, good, poor" area and every state has their "best, better, good, poor" area and very community has their "best, better, good, poor" area. It very well may be a "bad" idea to buy a specific property in a specific area at a specific time...........but to post an article purporting the complete demise of the benefits of owning a home is not only destructive to the very industry we all have an interest in supporting, but is detrimental to our communities and the overall stability of the American consumer.
Case in point: San Diego has taken its' hits like almost everywhere in the country....real estate values dropped considerably. But San Diego is not San Bernadino, Bakersfield, Fresno, Modesto.......this is "America's Finest City" and many, many people would love to live here. A vibrant military and D.O.D. (Department of Defense) contractors and one of the largest bio-tech areas outside of the Silicon Valley work wonders for providing jobs and opportunities in the SoCal area. And, who hasn't, or wanted, to visit our beautiful area? The tourism industry is alive and well in Southern California.
Housing prices have dropped and interest rates have dropped. The combination of the two make the "affordability index" in San Diego the best it has been in years....consumers who never had a prayer of buying a home a few years ago can buy with confidence and afford the payments handily. Why peddle the doom and gloom?
My cousin just received her keys on a purchase in Mesa, AZ for a 3 bedroom/2 bath with pool home and her payment is less than $800.00 per month PITI.....and people talking "doom and gloom"? The woman is single, 57 years old, relatively modest income and she KNOWS from now through Social Security she can afford this home. This is a bad thing?
How can we expect the American public to believe in the future if those of us in the real estate market do not believe? I am not suggesting marketing for the sake of marketing. I am suggesting that if individuals truly believe the market is horrible, perhaps they should leave it and go back to say.....shoe sales.
It's a beautiful day and it's time to see possibilities. I'm with you 100%. One can be grounded and still be optimistic. Imagine the affordability index is so high. That's great news. Lets focus on that.
