Bryan/College Station Texas market poised for growth

We hear quite a bit of information about "the housing bubble" as if it were a constant in the universe.  Many markets, including mine, aren't facing a bubble at all, but instead reaching newer highs than ever.  While many markets aound the nation were increasing unbelievably our market instead performed like the Little Engine That Could, chugging away with 3-5% gains per year.  Many investors turned their noses up at our market, believing that the growth wasn't enough to justify the investment.  This last year, while quite a bit of the nation was facing declining home prices, our market started performing better than ever.  It is currently gaining momentum and is at an estimated level of 7-8% for this last year.  Investors, frustrated with their losses in other markets, are increasingly turning to our little town for their 1031's or new investments.  With a base of 50K enrollment in A&M, plus the enrollment in the Jr. College that automatically matriculates to A&M new industries either trying to capture the business of these wealthy students, or relying on their cheap labor costs are flocking here.  Add to that the industries that are moving closer to have access to scientists, or facilities and our ever growing pool of professors we aren't facing anything but growth.  B/CS is home to many amazing things including a wind tunnel to study wind drag for athletes and performance vehicles, a nuclear facility, genetics companies and a booming commercial sector.
