Our local newspaper, like so many others tends to cite national numbers when reporting on the housing market. We all know that each of our local housing markets is much different. As the old saying goes,
"You've gotta know the territory!".
A few comparisons for the month of July; Almaden Valley had 38 closed sales in 2009 and 26 in 2010. That's a 32% decline, but let's look further. Once again the pended sales tell us more of the true story. In those same months, 2009 had 34 pended sales while 2010 had 34! That's no increase over last July's number, but it's also not a decrease, like our local paper's headlines shout out. Seems like a pretty stable market. Again, it's local; just like our weather, schools, attractions, neighborhoods, etc.
