Ellen:  It's definitely a much more targeted audience with the tenants having a lease through June.  I don't know of any first time home buyers that would want to wait that long to get into their home.

I wish I had buyer for this one.  Seems like a great investment to buy a townhouse that already has tenants in it.  Starting off without a vacancy is great.

We had an investor buy one of our short sales this year.  Then they told the tenant they wouldn't extend their lease.  So tenant moved.  Property sat empty for two months and they rented it for $150 a month less than the previous tenant was paying.
