There is a reason for the lack of blogs about The Shadows Subdivision in Lake Charles!

A check of MLS indicates there are currently no active listings at this time, nor did MLS indicate any expired or withdraw listings during the last year.

There were 3 sales, with the most recent in October of 2009!  Seems that those who settle in The Shadows truly "settle in." The stats for these three sales are as follows:

  • Average number of bedrooms 4 (One of the sales offered 5 bedrooms, the other two were 4 bedrooms)

  • Average square feet, 4000
  • Average List Price, $402,933

  • Average Price Per Sq. Ft  $97.27
  • Average Sales Price to List Price, 97%
  • Average Days on Market, 22 days (the maximum was 20 Days on market)


This, of course, is good news for sellers and bad news for those who would like to purchase in this great location just off Sale Road. 

The Shadows is not an extremely large subdivision, encompassing just 4 streets.The main entrance is Magnolia Ridge which runs North/South off of Sale Lane.  Each of the 3 streets that run off of Magnolia Ridge are Cul de Sacs.  These streets are Myrtle Grove Lane, Bocage, and Nottoway.
