I just finished pulling statistics for sales in the 2nd quarter here in Iron County. I was a little suprised at this years numbers and how they compared with 2nd quarter numbers from previous years.
April 1 to June 30, 2010:
Homes Sold: 173 Highest Sold Price: $475K Lowest Sold Price: $1 Ave. Sold Price: $156,191 DOM: 187
April 1 to June 30, 2009
Homes Sold: 156 Highest Sold Price: $400K Lowest Sold Price: $1 Ave. Sold Price: $155,446 DOM: 165
April 1 to June 30, 2008
Homes Sold: 162 Highest Sold Price: $850K Lowest Sold Price: $1 Ave. Sold Price: $220,084 DOM: 170
April 1 to June 30, 2007
Homes Sold: 214 Highest Sold Price: $775K Lowest Sold Price: $1K Ave Sold Price: $203,465 DOM 152
I found the numbers interesting. I do believe that this years numbers are skewed because of the $8K Tax Incentive to buy prior to the end of April. I have not finished compiling the other quarters numbers, especially this quarter's. Those numbers will be telling It is interesting the decline in prices over the years. I was also surprised to see that in the 4 years that our MLS has the numbers for that 2008 was statistically the highest priced of the 4. I really thought that I would see more of a decline. Anyway, it is interesting to see what the market is doing!
