Oh, NO!  NO!  NO!  Don't Buy!  You will die a pauper, be responsible for Residential Armageddon, destruction of the planet,  and the end of all value in society!

"The Case Against Homeownership"  Time Magazine drivel.

Buy!  Sell?  No, Hold!  Don't be too hasty to jump into anything.  You might be able to pick up an easy check for buying a short sale or a foreclosure!

"Another Home Buyer Tax Credit?"  Realty Check on CNBC.

So, Mr. and/or Ms. Consumer are trying to get a little clarity in their consideration of the wisdom of the largest investment they will ever make.  And the "Experts" aren't helping.

You know, you can fill your head with enough crap that you can't even think, and the media is here to help make that happen!

Well, Mr. and/or Ms. Consumer, here's the real skinny on real estate:

If you have a hankering to buy, because you want to put down roots, go ahead and buy.  Rates are compelling, and likely will not get significantly better.  Research the area you want to live in, and avoid highly distressed homes in widely-distressed communities.  Buy a home to have a deed, your own little piece of the planet.  Buy what you can afford.  If you think you will be there for just a year, don't buy.

Or they are getting advise from a friend or relative that last bought a house 10,15 or even 20 years ago.  I try to let them know that things are not the same they were 5 or 10 years ago or even 1 or 2 years ago.  The market is changing every day.

Don't forget about HGTV in addition to relatives great advice and yes, the media.  Forget that real estate agents do this for a living.  I am always amazed that we are not trusted!  Good post Mike!

Brokers, agents are the worse spreaders of wrong news. If your market is in the tank, rememeber not all markets are. And even if it is a little tougher in your market, don't whine, complain or even bring it up. Instead roll up your sleeves, push the product. Post more, better, sharper images with a wide angle lens that attract customers. Shoot, edit, post, upload real full motion video knowing only 1 percent of brokers, agents do so you stand out. Do local videos and your brand will stand out.

Use the time to market property and not predict around the water cooler. This is the time to buy, what buyers have been waiting for with insanely low rates, great selection. Real estate is your best hedge against inflation bar none. Be glad you are not working in the market I survived in 1980 with 16% variable interest rates. There is always a market and tough ones just weed out the weaker agents, brokers in the food chain.

Ah, yes...  Another source of expert advice.  It gets better when they had a real estate license 1400 miles and 20 years away.

Agreed.  I just have sympathy for consumers, when they have so many voices whispering in their ears.  How can they really build confidence?

Interesting how there is always at least one piece of information pointing in every direction of the market. I believe buyers and sellers will always do well if they focus on the basics like, "is this the right house for me and does it meet my needs..."  What a concept!

They are ADVERTISING sites, not research and news sites.
