As I sat in my office, a marketer stopped by and asked if I had anything for HIM? I responded, "Well, that depends if you have something for ME." He didn't. The visit was a short one.

Reciprocity goes a long way in creating trust between participants.

Do business with the people who value what you present to them. If someone is not willing to refer business, then find people who will. The results are a WIN-WIN for all involved and can result in lifelong business relationships.

Things to do to set-up an affiliate referral business:

  • ASK for the business. Don't expect that association merits '1st in line' status.
  • Request repeat business after a successful closing with clients.
  • Join a networking group and let it be known that you do referral business.
  • Make sure the people you ask for / give business referrals are a good fit.
  • Be Thankful. Show it. Express it.

So the next time you are visited from someone asking for your business, ASK BACK! And start building a foundation based on trust by establishing a referral business. This benefits everyone and is a definite WIN-WIN!

I like #2's response. They want my business, send me a buyer, and we can start a good TWO WAY relationship. Once in a great while they actually try, but usually they are fat and happy, with a long term buddy, and are just talking to you for some plus business.

I believe in long term reciprocity.

Marshall, I have asked affiliates put me on a revolving list since there were so many agents in the area. That is not too much to ask. As far as a good inspector, I can give you the names of 3 that I recommend and use due to their thoroughness and expertise.

Bonnie, I have not worked with a stager yet so cannot offer any advice in that area. Talk to those agents who do use your services for advice.

Jan, Lenders understand cash offers. And the lender in the office is trying to engage you and others to try him out...at least he offers a cup of coffee...

Eugene, Here, we have to recommend a list of 3 affiliates and allow the client to choose. You are lucky to be able to choose your own. Loyalty is so important in our industry!

Loan officers always do this.  Like I have 100 sitting in my purse on my desk.  I only refer business to LO's now that send business my way also.

Thank you for this post!  I thought that I was the only one that felt this way.  I know our referral business is built on relationships etc. but I have had a certain lender who has been "soliciting" my business for a year.  Always asking me to throw a client his way.  Give him a try.  He will prove he is ontop of things, will close in a timely manner and will go above and beyond to get the deal done.   Last week I finally had the nerve to ask him who he refers his people to.  He acted very put out.  Needless to say he has a realtor that he refers to and it isn't me.

A few weeks ago a loan officer asked if he could call my "dead" leads to try to get them into a loan and maybe into a house. Absolutely, and may I call your "dead" loan leads and try to get them into a lease option or new rental? He said no...

Funny, he didn't come back asking for my list....

Lyn, It makes sense to do business with those who send business your way too! Some get it and of course, some don't.

Monica, There are others who will refer to you and that relationship will be based on trust. Some people have no intention of passing business back your way but expect you to.

Oh how many time have I heard the "reciprocity" approach.  One year I sent 8 buyers to a loan officer.  He sent me  . . . zip, zero, zilch

Great blog. In order for both parties to have a win-win situation, there must be reciprocated. Over the years, I used a favorite LO who was really good for my clients, but I realized that he wasn't reciprocating leads. So, it was time for me to seek out new relationships.

One thing is for certain..I now ask for leads.

A relationship must be more than one person ... if you are the only one feeding leads and not getting anything in return ... that is not a relationship.  Move on and find a good LO who understands give and take ... a win-win is the only way to go.  There are plenty of takers out there.  Be a Giver and it will come back atcha!  Just like a smile.  It's hard not to return a smile.
