The Train Wreck Continues

Seems like every deal these days is a chore. Most lenders don't really want to lend and underwriters don't really want to underwrite but sometimes it isn't the financial side at all. Working on a deal for about the past couple months and it has been a daily challenge trying to keep it alive.  It has been a train wreck on life support for the last three weeks due to zoning issues and "change of use" issues but finally I was able to appease the City of Big Rapids and the Mecosta County folks and was ready to close.....but wait....here it comes....no close yet. The seller scheduled an auction for the day after close. Apparently immediate occupancy has a different meaning in his State. No problem, we held off for the weekend and will close Tuesday.....no, not yet. Title company calls me Tuesday morning and while the seller has the Authority to sell under his Trust papers the home was never put in the Trust. Ouch! Seems in the 3 months it had been listed before my putting an offer in or at least in the two months we have worked on it the seller's agent would have made sure we were good to go. She said we were and even mentioned having the Trust papers. The attorneys for the Trust think it will be easy to cure but so far easy is the only thing we haven't experienced. If nothing else it never gets boring in our world. BEst of luck in all you do and thanks for reading.
