Expired Real Estate SignPhotos

No photos, or the few that are being used, are very bad photos. There should be no people or pets in them. They should not be fuzzy or dark. They should not include closeups of the a/c unit, light fixtures, or the toilet. Speaking of toilets, we really don't need to see them. If the photo can't be angled so as to not include them, then at least shut the lid!

Unless there is a security reason, there should be the maximum number of photos your local MLS will allow. Ask your agent to provide a full customer sheet with the photos. Or search any site such as your local board or real estate company to see what the photos looks like.

Limited Showings

Restricting your showings to 10am-7pm shouldn't cause too much of a problem. Even asking for an hour or two of notice should be fine. Only allowing your home to be shown a couple of days a week or a few hours a day is going to cause your house to be skipped over. Asking for a day's notice, unless there are tenant rights, will move your house to the bottom of the pile.

No Lockbox

Unless you have a luxury home, not having a lockbox is the same as putting a "GO AWAY" mat on your front porch. With over 7000 homes on the market, agents don't need to wait for you or your agent to meet them at the house.

Poor descriptions

"4 Bedrooms, 2 Baths, Great home that won't last."

This description isn't going to cause a stampede of eager buyers to your home. Again, ask your agent or search the Internet to view the description of your home.

Over-Pricing

This is not the time to be "testing the market". Price your home correctly right from the start, or you will be chasing the market down until your home expires. Have your agent prepare a CMA and absorption report.

I am about to list a home for an acquaintance of mine. She said she wanted to start high. I said, Mary, don't even bother, no matter how much marketing I do, the price will be the reason why it doesn't sell. She looked at me dumbfounded. I will create a version of your ideas at the listing appointment. Great post!

Lori - You could stand on your head and it wouldn't make a difference if the listing is high. I have an over-priced one now. They keep asking me what they can do to get more buyers to look at it and I keep showing them the numbers but they just won't lower it. I knew it was over priced going in but couldn't convince them of that. Good luck with your listing!

What a great post!  I think that this information should be in every listing presentation that is conducted.  I have something similar to this but it is much more  "scripted"  I think your version would work better because it is in "real" language.  Thanks

These are some good reasons for a home not selling.  And I do not generally need to see the commode in a photo, especially with the lid up-unless it was a very dramatic bathroom and there was not a private door.

You have written about my same pet peeves with listings. How about the one that says, call Listing agent between 9-5 and call Seller after 5 pm and weekend to secure the dogs. You gotta love that!

Candy - Overall bathrooms just don't show well unless they are spa type bathrooms. But everyday plain old bathrooms I agree can just not be included in the group of photos.

I'm a stager so how a property is priced is "none of my business".  However, it does affect my business because an overpriced home will sit and sit no matter how nicely it might be staged or decorated. This can surely cause a problem for me when I am asked the ever popular question.. "And how long did it take the Blahdeblah's house to sell after it was staged?"   Well, er... Can I use the excuse that it was way overpirced and the sellers wouldn't budge ?..

I currently have a staged property that has, IMO, been on the market far too long simply because of price. The sellers have not budged. They changed Realtors in hopes that might make a difference, but I think we all know it's all about the price!..
