Glendale Arizona Landlords Responsible for Renters Utilities

Glendale Arizona has a new policy aimed at renters in single-family homes, duplexes or other smaller rental properties. The city will require new utility customers in rental properties of four or fewer units to establish an account in the property owner’s name only. This ends up putting the home owner on the hook for the utilities being paid for those properties. If you are a landlord in Glendale Arizona, you will want to check into the new rules.

Bob & Carolin, This is really useful information to have if you own single family rentals in your area. I must say I am not surprised that this is happening, we do not have it here yet but I think you might be at the forefront of what will become a trend. It might work out where the property owners just include the utilities in the rent and raise the price. Screening tenants thoroughly is so important!

one word = yuch!

hope this trend does not spread to the Midwest - the only timme utilities are in landlords name is if the unit is old and there is no seperation of meters - but then the landlords usually build the cost into the rents!

This is a tough one to swallow for Landlords.

Clearly the winners on this are the tenants and the utility companies.
