I have looked at the competition. There is not much to choose from. Our client spent a lot of $ doing all the work that we suggested. We should all have more clients like him!

Thanks Jason, the days on market for town homes in this price range is under 20. That's for 3+ beds and 2+ baths. This one offers 4 beds and 3.5 baths...the perfect floor plan for lots of folks. I expect it to go pretty fast.
