I'm working with a gorgeous and architecturally unusual home in a very popular northern NJ city. It's going to market soon and we are in the nuts and bolts stage of showcasing. The clutter is cleared (nearly) and the kids have been trained (somewhat). Reality is setting in. But the client is putting off the open houses, little by little, until the "perfect" moment.
I'm not an astrologer, a medium or a psyhic. I just know that when fear takes over and we get bogged down with "what ifs", momentum is lost. The emotion of this process drags on - and on - and on...
Not only can we not know who else is going to market on the same day, week or month, but after lots of really, really thorough comps and specifics to this property and community, your agent has properly priced your home, done their research and we are READY TO ROLL. So let's move em... You have to be in the game here.
There is no perfect launching day. September is lovely. People are out in droves after their vacations end, just yearning for some new distraction. And they have been putting off a move because they are afraid that Chicken Little was right.
