CAPE CORAL, FL  SHORT SALES ARE IN MY OPINION GOING MUCH SMOOTHER THAN IN THE PAST.  I have been handling short sales since 2007 and I DO NOT FEAR THEM - I EMBRACE THEM.  For all that they do require a great deal of work, I feel very satisfied when the transaction closes and all parties involved are happy.  The seller got an enormous burden lifted off their shoulders, the buyer got a really good deal and both seller and buyers agents got compensated by the lender for their work.

I have noticed in recent months that lender approvals have been much quicker than in the past.  I have closed 3 short sales in the past week and the only one that took a long time to get approval on was an old Bank of America file.  And for all that I have complained numerous times about Bank of America, I just got a counter offer from them on an offer that was submitted thru Equator 2 months ago.  For Bank of America 2 months is an enormous improvement in my eyes.

Anyone that is upside down in their home needs to consult a Realtor® that is experienced in short sales.  Is is also a good idea to hire a Realtor® that has their CDPE designation (Certified Distressed Property Expert)

Nice blog on short sales. I've had smooth short sales and I've had some that have dragged out forever trying to get the lender to make a decision.

I have one of my short sale listings under contract, and overall its been great communication, but...last week they rejected the offer, (without even a counter offer) and closed the file.

I was able to talk to the buyers agent and they wanted to come in with a higher offer, so they (the sellers mortgage company) is now re-opening the file and looking at it this week.

Paul - good luck with the new offer - hopefully it will go thru for you.  I truly believe the lenders are finally starting to improve when it comes to short sales.

My real estate agent friends here tell me that they also think short sales — and foreclosure sales, too! — are proceeding more smoothly. Let's all just keep on keepin' on and we'll get through this.

For the most part I have seen the transactions getting better as well. Some lenders are always better than others.
