Questions to Ask A Contractor Before You Hire Him/Her

Are you thinking about buying a home using a 203K loan or doing some renovations to your existing home?  Then you will want to interview contractors before just hiring anyone. 

  1. How long have you been in business?  What did you do before?
  2. What work are you licensed to do, ie.  electrical, hvac, plumbing etc?
  3. What kind of work do you specialize in? 
  4. Have you done a similar job before? 
  5. How long do you think this job will take?
  6. Do you have any pictures of work you have completed?
  7. Will you have your own crew or will you sub contract some or all of the job?
  8. How will you deal with health and energy efficiency aspects of the job? 
  9. How and when do you clean up?
  10. What kind of warranty do you offer and what does it cover?
  11. Do you carry workers' compensation and liability insurance?  Are you bonded?
  12. Will you pull all the required permits (e.g., building, plumbing, electrical)?
  13. Do you have references?  It's ok to ask the contractor for the names, addresses and phone numbers of other homeowners that they have done work for. 
  14. And, probably one of the most important things to ask is whether or not they plan to work on your house every day and if not why not.
