It is no secret that Staging helps sell homes. It not only helps when a potential buyer is actually touring your home, but also when they are "shopping" online to decide if they even want to bother visiting it physically.

With modern technology and so many home computers, a lot of the legwork is taken out of the home shopping experience. People can pick and choose their new house without ever leaving the comfort of their pajamas. So how does your home look online?

On the Internet, buyers are able to type in the exact criteria they want in their new home. With the click of a button a handful of homes appear before their eyes. They are able to compare photos and virtual tours to decide which home is worth looking at with their Real Estate Professional.  This is your opportunity to shine.

Staging a home prior to the photos and virtual tours will ensure a positive first impression, even before anyone pulls up to your door. Other homes may not even be considered, but your home will.

I have gathered a collection of photos of homes for sale as they are found online. Believe it or not, these photos are from seasoned Realtors (even a Broker). I hate to "call out" these photos but come on - Do you want these homes to have even a remote chance of selling?

Find out at the end of the post what price range these homes fall in...

 What exactly is this supposed to be "selling"?

   

More proof wallpaper should be removed prior to listing... it doesn't photograph well.

     

Did anyone notice the granite counter on the island? No, you were distracted by the decor weren't you?

    

Yes, I have a thing against ugly wallpaper.

    

How many pieces of furniture can we fit into a room? This actually makes the room look small when it is probably large.

This is a time to suggest color - any color!

Ugh - nice quality photo.

Again with the clutter - don't we all know that rule by now?

What helps a kitchen sell more? Toaster oven or upgrades?

Getting weary now...

Is a dog cage in the list of amenities?

How much is this house?

Is the foosball table included? If not, why are we posting a picture of it?

   

These pictures were posted by the Broker of the office - you would think he would know better. A little too dark don't ya think?

The following group of photos were all that the agent had listed in his posting. I am so confused on his line of thinking. Seriously. Why would these photos make you fall in love with this house. What season is it? Its been on the market how long?

All of these homes featured are in the $300,000 - $500,000 price range. In my area, that is on the high side. Do any of these photos say high end home to you?

The moral of the story is that if it doesn't photograph well, don't post it. Stage your home PRIOR to photographing it - it will save you time and money in the long run.

Give your home the best chance you can to sell. Make it shine!

Thank you for an excellent post.  This needed to be said, or shown.  I just went through 21 listings two days ago at the office on our MLS, and the pics would have made your point just as you have.  Terrible pictures, and this just amazed me.  Apparently, there's no adult supervision at many brokerages.   I posted your article on my other blog with a link to you and your photos.  I look forward to more from you.

I agree with you totally!  I can't tell you how many times I've looked through a listing's pictures and thought to myself "What were they thinking, posting pictures like this?"  Dirty dishes in a sink, messy towels in a bathroom, the lid up on a toilet, to me its just common sense to take care of these things.

Kathy, Doesn't it just make your blood pressure rise? I seriously have stopped looking at them because I emotionally couldn't handle it anymore. Ya know how most men scream at the TV during a football game? My poor kids used to wonder why Mommy would scream at the computer while looking at pictures of houses.

I couldn't agree more. It takes about 5 minutes on the MLS to find photos that make you go, "what?"
And lots of agents will tell you they do the staging themselves so theire sellers don't need our help. A quick look at the MLS tells me otherwise.
This place was listed for $1 million. How hard would it have been to just move the two chairs in the foreground?
asking price is 1 million
I've got more of these but you get the idea.

No freakin' kidding! I am shopping for a home! I've seen pictures of the seller's underwear being packed into boxes the bedroom! Shots right down the toilet! Shots of filthy kitchens! Photos that are so dark I would be ashamed to take them, let alone post them! What is wrong with you people?!!

And that's not all!!! Right now, if you go to Sequim on Realtor.com, there is an ad with the headline, "No Drive By. Elequant Inside!" Elequant is not even a mis-typed word!!! It's not a word.  Why would I trust you to close my deal, idiot.

Couldn't you just die...laughing!  I'm entertained by so many bad pics and I'm sure they made buyers laugh, too!  They are worth thousands of words I think.
