Great info, Kathy. You are so right about the big furniture. I had a home to sell that was only 980 sf. The living room was minuscule but was full to the brim...you actually had to climb over and past some of the footrests (that looked like giant toadstools).
Hi Kathy, so true large, out of scale furniture is eating away equity!
Great post. I love it. Pts 2, 3 and 5. Oh, and EXCELLENT point about the light! And, this becomes even more important in winter months when it gets darker earlier so anyone who needs evening appt isn't going to see full potential.

Earlier this year I was asked to consult on a decorating project. New house, young couple, lots of money. I spent two hours in this house, and then we went shopping. They overestimated the size of their rooms, but that didn't stop them from selecting some of the largest furniture pieces I've ever seen!
They hired me to show them where to buy furniture, and I've always been curious how everything turned out! I'm sure, that when they go to sell, I'll be working with the Jolly Green Giants furnishings!
Kathy, I like this blog. Great points about about having too much furniture, or too big furniture.
The skill that the stager provides is in selection and arrangement of the furnishings. One idea that a person can use is to cover a print or plaid couch with a beige microsuede slipcover, a small investment, but one doesn't have to move the couch out of the house!

Perfect Kathy!! I see all of these every week. Points 1-4 in almost every staging consultation. Man we live with alot of furniture and such LARGE furniture. What is up with that?
Kathy -- sometimes I just want to get a tape recorder so I can say these same thngs to seller clients .... over and over again, we see these issues with furniture. Thanks for putting them in a post that's fun to read!

Julia- when I'm consulting on a vacant property, not having tables for lights is always something that the sellers forget about. Yet, what property shows well without some nice warming light?

Leanne- You're right, it's not just about moving furniture around. Anything that will detract from the house needs to be addressed!
