Nashville Short Sales - Curb Appeal Still Matters

One thing that I always tell my Nashville short sale clients is that their property is just like every other property on the market - it just requires a third party approval.  Nashville short sales should be marketed as extensively as a "regular" (non-distressed) sale.  The property should be decluttered and cleaned.  Any deferred maintenance items should be repaired and unfinished projects completed.  The property should show as well as possible within the owner's means.  Sellers should make the property as available as possible for showings. 

Nashville short sale sellers should also pay attention to the curb appeal.  The sellers should maintain the lawn, flower beds, pool, etc.  The grass should be cut on a regular basis.  Short sales have a stigma attached to them because of the track record of how long short sales take to be approved and actually close.  Some real estate agents and buyers avoid short sales because of the time involved.  Because of these obstacles, curb appeal is especially crucial for a short sale.  

If you are doing a Nashville short sale, your property needs to entice or draw in the buyer from the curb.  If the grass is a foot high and weeds have taken over your flower bed, you have already lost the buyer before their car even comes to a complete stop.  There is simply an overabundance of homes on the market right now and buyers can be choosey.  It makes no sense to have a beautiful home on the inside if the outside looks like a war zone.  Good curb appeals is important on any sale but especially on Nashville short sales.
