Do you suffer from the Terminal BLAHS?

DIAGNOSIS:   Terminal BLAH


"Define terminal BLAH," you say!   Okay--accepting that which is 'status quo' without care or concern of ever producing results beyond that of the ordinary.  One of my farorite reads, Mastery, brings to mind the tendency that we have to be comfortable with normal, status quo, ordinary...whatever you want to call it, we must rise above this mentality.




One of our buyer clients who are moving here from another state, who has had their property listed for quite some time, repeatedly ooh'ed and ahh'ed over the brochures in the homes for potential buyers to take with them.  It's always nice, as a buyer's agent, to recognize what the buyers' perspective is when looking at homes--especially if you're also representing other sellers.  You realize that seeing several different homes in one day, can be a bit confusing to buyers.  



 

Loving theoe brochures!

We've noticed that many--if not most--listings have no take-away brochures for the buyers.  With well-represented property brochures, buyers are less likely to forget what the properties that they've viewed looked like.  My client requested that we share with her agent (in her exit state), our method of creating our brochures so that her home would sell!  My buyer said, "My agent has done the bare minimum to sell my property!"   Again, an eye-opener for me, an agent who lists properties as well; I don't ever want to be perceived as doing the 'bare minimum'--EVER!  Not only in the eyes of my sellers but, the buyers coming through my listings or their agents with whom I may be working in the near future.
 



Many of us have fallen into is the mentality that the market is down, so why go above and beyond?  My question to them is, "Why NOT?"    The market IS down but, there ARE still buyers out there and those of us representing sellers SHOULD be going above and beyond.  We SHOULD be doing everything that we can to NOT be the normal--get our listings out there for ANY potential buyer to see, create the spiffiest of brochures and following up on all of our showings.  Why are we NOT going above and beyond--on each and every transaction that we handle?

Deb-

Do you have a price point at which you do a brochure?  Do you have a guesstimate of what a Brochure costs?

Do you do the three-fold type or just a simple sheet?

I believe I need to do more of this for my lsitings. Also, think we all need to think long term with listings

I think listing agents are penny-pinching - and as you've said, not a good thing in this market.  Brochures, really informative good looking ones, are imperative as is everything else we can do.  In fact, it might take twice the effort it did before.

Deb - This is really great advice!  It is easy for some folks to just skate by but it is not a good thing!  Especially right now, we must step up and raise the bar, I would just hate to be the agent that is perceived as "doing the bare minimum" too.  Thanks for the reminder...now I have to go make some more brochures! :-)

thanks for a great post.  I watch many f the folks in my area and wonder exactly what part of excellence they believe they are deliviering.  As my husband, who is one says, it's not rocket science.  You do a check chart for each listing and then follow up.

On of my flash points is the listing agent whose work is done as soon as the listing is signed and the sign is hung.  It never ceases to amaze me that something as minor as scheduling brochure fill up days for the flyer box seems to just be one of those things they don't get around to.  And tghen these are the folks decrying the market.

Hi Debe and certainly an important post and point for folks to pay attention to.

We do from 4 to 8 page brochures to leave in the house for interested buyers to take with them.  We do brochures for all homes not just the high end ones.  Once a buyer is in the house the well put together brochure is a very important source of information to assist the potential buyer in remembering the home features after looking at a many homes in a day.

We receive many compliments on our brochures and buyers remark when there isn't one.  After looking at numerous homes the features from property to property get jumbled up in the memory band.

Jim & Cathy: No price point--I do them for all of my listings.  The higher end ones get additional color pages with photos but, they're still beautiful.  I would say they cost about $2.50 each to have someone make and about $1.50 to make them myself.  I have my sellers leave one out for each showing so that each party doesn't pick one up!  I've had 5 taken at one showing before and then wrote in the feedback that they were just comparing neighborhoods but, thanks for letting them look--AND take all of my brochures!!  LOL  

I use the thick gloss cover and a hard back with 24# sheets and the black slider holder to assemble them.  Good luck!

Margaret:  Oh, you're so right--it DOES take twice the effort AND twice the time too!!

Jeanna:  HA!  I don't do BLAH!  It's just not in my make-up to do business that way--we MUST think outside the box and go above and beyond--especially in this market!

You're absolutely right!  Millions of American homes will be sold over the next 12 months.  Smart agents, like you, who go the extra mile can actually INCREASE your market share during this "terminal blah" time.  :)

Sue:  I once had a seller in a complex who did some previewing to check out the listings in their complex before listing (and making their pricing decision).  Out of 12 listings we quickly previewed (as they were in the same complex and we were just looking for appearance and appointments), only ONE had a brochure and it was my other listing in the building!!  They asked me if they had to pay extra for those or something?!  LOL  Of COURSE NOT!

Leesa:  You're right - and thank you!  You absolutely have to go WAY above the competition to be seen in this market.  Our sellers appreciate it as well!

I've been out showing property these last two days and it is pathetic how little effort some agents are putting forth on their listings. Now is the time to double the efforts to make sure their listings stand out!! Smart agents are doing this and will gain more market share while others will drop out of the race! More words of wisdom from you.

If an agent is penny pinching and does not do a brochure they really should not have that listing.  Let it go to someone who is going to put some effort into it. Listing properties does require an investment of time and money. That is the way the business works. I don't think any seller deserves to be skimped on.

When the market is down, that's the time we need to go above and beyond. All my listings have Visual Tour discs in them for prospective buyers to take with them. At the end of the day, flyers may hit the recycle bin, but the discs always get saved.

True, Craig!  I had a buyer who just loved those discs--the only reason that I don't do them any more is because we have so many relocation clients who are staying in hotels and I want them to have something that they can read in the car and on the plane home, if they don't have computers with them.  To me, the CD's are beautiful, easy to produce--AND cheaper!

No terminal BLAH here... I love going above and beyond and really developing a good rapport with my clients... It certainly pays off later.  I am top of mind and enjoy 99 % of my clients.  There are always 1 or 2 that I can't wait until the transaction is over  LOL.

Buyers still like to walk away with photos and stats of the properties they tour even though they can look them up online.  I provide a color brochure for all listings and it includes all the basic information a buyer needs to compare it to other homes on the show list.

When I first started reading your post I thought you had assembled a brochure of all the homes they had seen that day, for them to take home and review.  I see that is not the case at all, but it still would be a valuable thing to give your Buyers.  A reminder of the properties they had seen.  I do Listing notebooks with information that can be taken out for buyers, and some that stays with the home.

Debe - seems to me going above and beyond is what it is all about, including the brochures (I them for all listings, too). GIven so many do not it helps one stand out. I have stsopped putting the costlier brochures in the box at the sign - too many disappear. I make color copies instead - at least I don't mind so much if they disappear by the hundreds.

I thought Property Flyers and Brochures were required part of marketing.  Why are they hiring us anyway???  We even do flyers in the brochure box and on the table on our Rentals!!!  The neighborhood that has sellers takes notice!!!  This is the cheapest form of advertising you can have.

Nothing is more appalling to me than going to a listing and finding that the listing agent has just run printouts of the mls sheet and put them out as flyers.  Come on people.  This is the 21st century.  Programs that make beautiful property flyers are available and are reasonably inexpensive.  The information is  readily available and some of the programs even download it and automatically insert the info into the flyers.  Now you will have to actually take the photos but with digital cameras today it's "fall off a log" simple..... and virtually no cost..... other than the few minutes it takes to take the photos.  So the bottom line here is AGENTS stop being so lazy and do the work you were hired to do and coincidentally usually get well paid for.

Hey Sis!  How did I miss this AWESOME post?  You know, I think so darned many agents think since we are in an Internet driven environment, that brochures aren't necessary any longer.  I couldn't disagree more, just as you said.  Buyers love to have something to go back and reference.  Professional flyers/brochures are still needed in the homes, I believe.

I don't do flyer boxes any longer...Now that i have my QR codes and address specific website on each sign, I feel that serves a good purpose.  Some may disagree, but so far so good for me ;)

Hi Sis!  Just curious how your toppers are going--what company are you using?  I have been converting more sign calls since I removed flyer boxes on some of my listings.  I can romanticize a home more verbally than I can on paper!  Do you do the recordings?
