Before I tell you about my new short sale listing in Rocklin -- which is an incredible home -- I've got to share a story about what happened yesterday when Myrl Jeffcoat and I went to Old Sacramento for lunch and Gold Rush Days. We seem to spend a great deal of time laughing when we are together, especially when we are finishing each other's sentences. Even though we had just spent two hours yakking, we were still engrossed in conversation when we returned to the parking garage.
"Hey, Myrl," I say, pointing at a parking ticket machine, "Looks like we have to prepay our ticket." Myrl had left the parking ticket on her dash. So, we got into the elevator to go to the 4th floor. We press the button and keep talking. The doors open on the 2nd floor. Whoa, parking ticket machines were on the second floor as well. That's cool. Myrl says she hopes the machines are on the 4th floor, too, so we don't have to go back to the first floor to pay and then back up again.
We keep talking. Doors open. We're back to the second floor. How did that happen? Push button. Keep talking. Doors open, we're back to the second floor again.
Suddenly, it dawns on me. I don't think it dawned on Myrl. So, I don't feel so badly about it. There is no first floor! We had been on the second floor all along and the elevator had not moved at all. I don't know what button Myrl had been pushing, but it wasn't a floor button. Fortunately, as a Sacramento short sale agent, I'm definitely on the ball when it comes to listing and selling homes. Elevators? Not so much.
If you're looking for a good buy in Rocklin with more than $100,000 of upgrades in a single-story home, look no further than this stunning 2002 home built by Richmond American Homes. Most of the entry and great room concept has over-sized travertine tile installed in a staggered design. High ceilings. Raised hearth in the family room has a built-in cherry wood entertainment center. You'll find custom built-ins throughout this home.
The kitchen is enormous. It has an island, a breakfast nook and a butler's pantry that features a built-in wine refrigerator. Of course it has the standard stuff such as a dishwasher, gas cooktop and built-in convection oven.
From the entry, you'll walk by the formal living room, formal dining and a separate room that is used as a home office. The home office has carpeting and French doors that open to the front porch.
This home features 3 bedrooms and 2 1/2 baths. It was a former model home, so you'll find lots of designer touches. What you don't expect to find is an extra family room. That's right. This home has two family rooms. The second family room / bonus room features a built-in entertainment center and a business center space, complete with a built-in desk. The county records show the square footage at 2,871. It has a 3-car garage.
The back yard is the piece de resistance. First, there is an outdoor kitchen, sans a sink. But the top is slate, with a stainless BBQ, a built-in kegger tap -- which many guys will love -- and a refrigerator. Professional landscaping. Over to the right is a raised fire pit. Further away is a water fountain and patio seating area. It's its own little paradise.
