Real estate cycles are just that they move up and down, forward and back, and repeat. The challenge is how long will the cycle be and how far will they move in one direction before they return?
Here in Boise, Idaho; I use a 90 day inventory as my benchmark for a stable mix of supply and demand. I also track trends and our inventory is dropping so that may imply the cycle is shifting.
