I have a few deals right now that really blow my mind.  I can't believe my luck.

I had a septic and well fail on one.

One is in a flood zone.

One has no air exchange system, and the house is suffering from mold issues.

And one is a bank owned, that needs to pass a water test, has a closing date of the 31st, and the REO manager is out of town, so we cannot get an answer until Monday as to if they have even accepted our counter!

I suppose that if they were all easy, we wouldn't get paid what we do.  Just when I think I have everything under control, someone hits a fly ball toward the back of the field, and I clumsily miss it and the ball hits the ground right behind me!

We have tackled many other issues.  One client had a quote for house insurance that was $1,000 then what I thought it should be.  If the original quote was accurate, it put my clients outside of their comfort range.  (They still qualified, but they set a comfort range, and I want them to stick to it!)  I gave them the name of the broker who handles my insurance, and TA-DA! the price is a fraction of the original quote.

In the last month, I've....

  • Helped a seller replace a furnace.
  • Been out pounding the streets, trying to find a job for one of my clients
  • Taken pictures over and over again for the mortgage company during a siding job on a house
  • Removed a tree from a property that had fallen in a storm
  • Babysat clients' kids
  • Solved the insurance issue
  • Taught a "mini-class" to completely a totally explain how FHA financing works to my clients
  • Helped a FSBO advertise and sell their property
  • Helped a FSBO with paperwork when an offer was recieved
  • Found an investor to purchase a property and then sell it to my client on a CD until they get on their feet here in Minnesota.  (They are from another state.)

I've been busy, but I LOVE doing these things.  I think real estate is the most rewarding career I could have.  I am a problem solver, and a fixer, so I am devoted to finding a solution!  Isn't that how we all should be?
