  stateWell the August report from NHAR is out and there are actually a few unexpected turns!

  Sales are down 10% from the same time period last year. Surprisingly Prices have only dropped 1% Statewide and in 4 counties have stayed the same or even risen!

  Some experts say that perhaps one reason Sellers are reluctant to lower their expectations....is that they may be close to a Negative Equity situation and don't want to be in the position of possibly having to bring cash to the table!

  The Sales Outlook for New Hampshire may have a tinge of that "silver lining". Even though the Days on Market will be longer the market may be expanding to attract Vacation Home Buyers. Notoriety of visitors like Political Candidates and The President of France...have stimulated the interest of Foreign Investors.

  I t may not be much....but it sure looks like a Silver Lining to me!

Joan, I have often thought that lately after reading blogs about sellers not willing to lower their prices. If they are close to negative equity, they likely just sit and hope for a miracle .   Interesting post and stats...

Hi Joan - the numbers are interesting, aren't they?  Rockingham increased units sold, with a slight overall decrease in sold price.  Interestingly enough, our high-end homes are starting to sell again - high-end being over a million.  That's the first price range to show a slow-down and the first one to show things picking up.

Joan - Looks like your market is holding pretty well. Unfortunately ours has really taken a hit, but all in all it could be much worse. 

I worked my "office" this morning (the local coffee shop) and wound up with one seller and one buyer!  LOL  Guess I'm gonna have to stay with those English Toffee Cappuccinos.  LOL

Jo...I think there may be a lot of truth in that conjecture!

When the market was rising so fast many people had a lot of confidence and "borrowed" against their homes. Then the worst happened....

Hi, Joan- it sure looks silver to me!  The numbers here weren't nearly as bad as I'd anticipated- it's the time on the market thing that seems to have consumers discouraged.  I feel for those with overloaded loans, though- seeing a bit of that here.

Joan - I think many sellers are reluctant due to opportunity loss.  They hate to lost the equity they perceive they have gained through appreciation...it's not real money...it's only paper...

Marlene...that is so true and what adds salt to the wounds are the friends and neighbors who did sell at the peak and made a killing! (but they probably paid more too!!)

Diane...thanks for junping in! Are you seeing much change? I would be interested to know. I think of this new cycle as mostly affecting the Middle Class and lower and sort of assumed your Market would be from the upper percentile?

I was surprised that Peter reported prices were only down 1% -- I am hearing a different story in some communities -- as much as 5%-10% in some towns -- I guess, as others have said -- everything is Local when it comes to real estate -- even within the State of New Hampshire.
