I have a prior buyer back in the picture; he had some credit issues to take care of, and he and his dad were all excited about an REO property.  They had previously had an offer in on this house, when it was a short sale, and we just could not get to closing.

His credit fresh and squeaky clean (yay!), they wanted to go back to this house which was now an REO. It would have to be a rehab 203K loan, but was well priced. So, they were disappointed when I told them it was under contract.

I emailed them new listings fitting their criteria, and they were driving around yesterday, checking out the neighborhoods.  He kept texting me with questions about other listings they saw, and since I was in front of my computer, it was easy for me to look them up and text him back.

It made me consider how much buyer loyalty, or our perception of it has morphed: here is a buyer who was disappointed in not being able to buy and benefit from the tax credit; his binder is still in escrow (which is good, since the property owner has changed, we can most likely get it returned to him or attached to a new house!), and frankly, there are better deals for him to take advantage of.

So, if you have younger buyer, don't be surprised if this situation occurs.  For me it was a pleasure, because his motivation means he is fully vested in the purchase process now, which is a change from where he was before.

Carol, It seems that we are finding more buyers and sellers that are using texting as a main form of communication. I say whatever they are comfortable is what we should be doing for them.
