To buy your home, first the public has to be able to find it! 

If the home is inside a city limits, you only get one choice, but once you cross the city line, things get a little more complex.  Your township homes in Warren County may be addressed one of two ways:  Either by their township location or by their postal mailing address. 

The Cincinnati MLS requires that agents are consistent with the county auditor's tax record address, so if you're outside the city limits, we ARE required to list your home by your township address (Turtlecreek, Clearcreek, Deerfield, Hamilton, Union, Wayne, Washington, Harlan, etc.) rather than the town you tell everyone you're from (Lebanon, Springboro, Mason, Loveland, Waynesville, etc.).

There are pros and cons to this!  You want people to know you're close to the amenities, but if you live in a township, chances are you don't have income tax like you would if inside the city limits.  A Win for you, and saving 1% or more in income tax doesn't sound huge, but it adds up.  On the other hand, not everyone knows what school system a township belongs in, so your agent has to make sure potential buyers have the key information that increase your home's desirability!  We can do that through the MLS marketing comments, or by using advertising sources besides the MLS!

Another factor to consider are online maps!  Does Google recognize the address?  Mapquest?  Yahoo Maps?  Your agent needs to factor in these popular sites to make sure buyers can find you!  We'll often split our marketing up into both styles of address to increase the odds the public can properly find you.

One of the benefits of living and working in Warren County is that The Liz Spear Team of RE/MAX Elite has membership in BOTH the Cincinnati MLS and the Dayton MLS.  The Dayton MLS provides a little more freedom with how an address is listed, so a beneficial tactic is to enter in Cincinnati MLS as they require by Township, and in Dayton MLS by the post office city name you use!  Either way the buying public searches (Mason or Deerfield Township, Lebanon or Turtlecreek Township, etc.), you will be able to be found by the buying public and their agents!

Some of my family back in Texas who live in unincorporated areas actually have three addresses: tax address, postal address, and emergency fire and police address. It's weird.
