Stowe Vermont Real Estate Market - Homes, Condos and Land - Market Report as of September 1,2010
It's been some time since I wrote a report about the Stowe Real Estate Market Trends. Mostly because I was not quite comfortable with the data and needed more time to evaluate it. Overall, the sales of Homes in Stowe have definitely increased over 2009. Stowe condo sales are about on par with 2009 and Stowe Land Sales also seem to be on track. The sales in this report are based on our MLS system and therefore do not include for sale by owners.

Summary of Stowe Vermont Home Sales: The number sold in 2010 will probably be about the same or a bit higher. The average list and sales prices are higher than 2009 and the price per square foot sold is also higher.

Summary of Stowe Vermont Condo Sales - The number of Sold in 2010 should be about the same or a bit above 2009. However, the list prices and sales prices are lower that 2009 as is the price per square foot sold.

Average Price Paid per Acre: $48,340
Summary of Stowe Vermont Land Sales: The number sold in 2010 will be a bit more than 2009. The list prices and sale prices though are much lower than in 2009. However, the price per acre sold is much high than in 2009. Based on the lots that have sold, the amount of land in these transactions were much less than the average in 2009. They tended to be smaller lots, thus have a higher per acre cost.

Summary of Inventory - The number of Homes for Sale has been a bit higher in 2010 vs. 2009 - but not much. The number of Condos for Sale is substantially higher in 2010 vs. 2009. The Number of Land Listings are about the same in 2010 vs. 2009.
