When looking for resources for Battle Creek Real Estate, you are likely to come across many conglomerate hodge-podge websites touting ‘foreclosures' and ‘bank owned properties' etc.
Buyers and investors need to be aware that these websites usually eventually ask for money to be your resource for Battle Creek Real Estate, and yet the information they carry is not always accurate, so it can be misleading.
By far the best resources for Battle Creek Real Estate is through your own local Realtor, who can set you up for free automatic emails for properties in the Southwest Michigan area that conform to what characteristics you are looking for.
For example, if you contact me through my website at: www.michaeldelaware.com, you can fill out a website form there and it emails directly to me, and in that form you can describe what types of property you are most interested in. I can then send them to you, and also set it up so that you receive instant emails from the Multiple Listing Service (MLS) directly to you whenever something new hits the market.
If you just want to browse through listings online, but do not want to waste your time on potentially inaccurate information, then I suggest you either go to my website above and search there, or visit one of these websites:
www.troxelrealty.com (This in the website for my local Realty Company)
www.swmric.com (This is the Southwest Regional Information Center MLS public access site)
www.realtor.com (This is the National website sponsored by the National Association of Realtors)
These three websites are ones I know are pulling accurate information directly from the Multiple Listing Service, and are the best resource for Battle Creek Real Estate and the surrounding Southwest Michigan area.
As a comment on some of these ‘foreclosure' websites, they are sometimes pulling public records, but that does not mean the property they show is for sale. The owner may be trying to work things out with their lender, may have resolved the situation, or any one of many other scenario's such as having done a ‘deed in lieu' with their lender, which is basically deeding the property to the bank and bypassing the foreclosure process.
To try to contact these owners directly by showing up at their homes is not advisable, despite what some of these sites might recommend. For one, you are technically trespassing if you do, and another, these deals usually requires cash to be able to pay off their existing mortgage, you may end up paying too much without going through a Realtor.
As a Realtor, I can help you with not only resources for Battle Creek Real Estate, but can negotiate on any property, and show you comparable sales in the area so you can make the right decision with your investment dollars.
