Today I listed this house in Saline, MI. The sellers had interviewed me last May and I didn't get the listing. Why ? Because I told them the truth. The house should be priced in the 470's. They chose a Realtor that listed it at 515,000. That was fine, they had only owned the home for 2 years and they were going to be losing 25,000 just on the list price with a full price offer and that is not going to happen in this market. They are a wonderful couple and I wished them the best of luck in the sale of their home.

So I got a call, two weeks ago, "Missy, please come and list our house."

Why, what happened ?

Well, when we got down to the price you told us we wanted to list with you. So, now they have moved to N.Y. and I had the house professionally cleaned and it went on the market today. It is a gorgeous home and setting. Saline Schools with an Ann Arbor mailing address. It is in a very beautiful subdivision.

This is the 3rd house that I have been the second Realtor in this year.  I sold the others in record time. I don't believe in inflating the price ever. Who does it help ? The sellers ? NO  Me the agent trying to market and sell a home I don't believe in at a higher price than the market justify's? NO

Missy, not only does this appear to be a great house (the view from the deck is equisite, it drew me "in" to the home) but it would also be a wonderful story to tell at a future listing presentation about the dangers of overpricing a home.  (Carrying costs for months, buyers viewing a vacant home, etc.)  Great job :-)

Same stuff happens here...but you have to be the third Realtor..not the second. I would rather pass if they are not realistic. Why should the sellers just suck us dry all the time? Maybe if they give us a real chance to sell it we would not be the ones losing all the money.

Missy - at our sales meeting last week our broker and the owner told us to ixnay on the overpriced listings. If the sellers insist on a high price, let them go elsewhere and let THAT agency list it to expire.  It really is a waste of OUR time, energy, and resources to market a home that WILL NOT SELL, and even if we tell the seller up front it won't sell at that price, the seller will still blame us.  We'd rather be the "go to" agency, like you...go to us when everyone else let your home expire.

Missy: Way to hold your ground! What most sellers do not realize is that it is your personal money on the line to market thier home, not the compnay you represent. It is just as much of a risk for you as it is for them. Great post!

I just went on a listing appointment in Oxford.  She found me on the internet and was impressed with my site and how I presented myself.  I saw that it was listed in 2004 for more than I knew it to be worth now.  She was a bit disappointed when I told her but her comments were - but thank you for being honest.  They don't have to sell but understand that they could get their money back when they become a buyer for their next home which I have been hearing a few sellers saying with the currrent market the say it is.  I don't know if I have the listing yet but it does reinforce the need to tell it like it is - anything else gives sellers false home and a lot of wasted time.  Congratualtions on the listing - it looks lovely

Great home.  I have used the same type of virtual tour and buyers (and sellers) love it.

I worked for a brokerage when I first start in Real Estate where the focus was get listings - get listings.  The issue was that agents would let the buyer pick the price or - worse yet - tell them they could get a price that was really a stretch (in a good market).

My first listing of the year was one that I was agent #3.  Almost a year on the market.  Ugh.  I was only able to talk the seller down 7k; but sold it in under 60 days - not a record; but I'll take it and the seller was thrilled.
