But suddenly, that all changes and you are kerplopped in a new neighborhood.

Many states away like say Greeley Colorado.

 Not getting a home listing on a three bedroom Maine ranch with 50, 100 or more acres wrapping around it.

But something special on 3/4 acre perfectly landscaped lot.

 With a Southern style theme, owner custom built home to list, market, sell.

Drove to Greeley Colorado to pick up the youngest of four kids college things that his roommate stored over the summer from last year at Colorado College.

Neat place, super parents. Paul, Elliot's roommate had a gorgeous home and got me thinking if I lived outside of Maine, what type of listings would there be to market? And how would that marketing not greeley colorado homebe the same approach with a change in zip code, time zones?

Different video, new approach to the images, copy written with the local market hunger, appetite and thirst in mind.

Have to see about a TV show about "Switching Places". With a real estate broker in Maine job for a week traded for an office slot, job assignment in Greeley Colorado. It is local, but there are similarities.  I would hire an agent all day long if I were buying in a market that I were not an expert in.

Interesting twist Andrew. I didn't sell real estate in Chicago but know enough about it to realize there are very few similiarities to SW Missouri real estate. Not sure I would enjoy going "back home" to be a real estate broker... The dollar amounts would be much larger in Chicago, but I think I'll stick with selling Missouri!

When I was looking into options for my mom... I called a local agent.  This is for the area I grew up in...  I'm not an agent there, and regardless of how easy it would be to get licensed in that state, it wouldn't be worth it.

Just got back from a vacation, sea cruise in New Orleans and working NOLA would require lots of changes to the real estate routine. We are still dealing with people and their needs in life, the limitations of their wallet, the long wish list of what they gotta have, don't want. It is the learning the lay of the land, the local history, the traditions to fit in and be a transplanted local.

Everything changes as far as population, customs, crime, price range, and it could be like triple A to major leagues or the other way around. Or like Manny being traded, leaving Red Sox Nation to Dodgerville to ......

If part of rock polishing your real estate career and adding depth in marketing, learning the theory behind all the markets and their differences involved "doing time" in little, medium, large markets. To become a Tiger Woods with different clubs getting use, pulled out of the bag for this course, that course.

I can't imagine what it would like going from a medium market like Beaverton / Portland to a small town with only a 1,000 people in it. You are so right the marketing would be so different than what I'm used to and though I think I would be up for the challenge, I do know it would be tough.

Have been in your market to visit my brother who was the plant manager of Freightliner, the truck factory. He lives in Vancouver WA and shops in Portland OR now due to the way the tax laws are structured Respect Realty LLC !

Todd, it would have some of the same marketing, listing, dealing with buyers, sellers, public elements. But what is sought after for features as the top three on the list of ten is different depending on price tags, economic local conditions, community preference too. So the easy to heat aspect of a Maine property with heavy insulation, updates to windows, furnace could go on depth ears in say North Carolina if interweaved in ad copy, details about the listing. However, just termite guarded, spreayed for ticks, tested for mold might be something important there that make Mainers say termites, what termites. A termite inspector would be like the Maytag repair man in Northern Maine. Winter takes care of that varmit.

As an excercise so you are not just a local yocal real estate agent, broker, REALTOR, what if you pick another state, another market for real estate and wander in as a buyer on line? You can quickly pick up that this zip code seems to command a lot more money. That the housing styles boil down to this, this and that many other nuances pop out. Plus the way the agents, brokers in that market...how the sites are designed, what is done right, what observation you make about the market players. Learning from others...it is easy to think your day to day is unique...when others in the real estate market are doing pretty much the same thing...or not. Many agents, brokers have more zeros in the listing properties than others and there is where some of the different peddling property techniques come in to play.

Andrew this is a really interesting concept - pretend 'as if' you were moving to another state and how would things be different. Vast differences from market to market. Maine to Phoenix is an entirely different ball game - and yet not!

Side note - we've been playing another game this week "if you were new in real estate' what would you do?  Or if you are not in real estate how would you view X or X?  We've been coming up with some pretty interesting ideas!

You can do it Corinne Guest ... You apply many of the same principles that follow you... you creatively transpose other daily routines to fit the new surroundings right? Change is good and for anyone wearing the "R", if you relocate or stay practicing in the same surroundings, everyday is one where you reinvent what you do.
