My local market is a little weird right now but Flipping is going on strong. FHA and VA financing is allowing investors to turn their REO and TS flips fast and the market is fairly strong if priced right. Many cash investors are out there trying to buy right. Some to flip but many are holding for the next Boom. Yes it's a weird topic to mention now but the Next Real Estate Boom is being predicted by many and should start around 2012 and go about 7 years. The investors now buying at these historic low prices will reap the rewards when they resell in 2-5 years. This is the time for vision not hiding under a rock till the masses tell you it's time to buy.
Probate Real Estate has been consistent in the opportunities which have come across my desk monthly over the last 23 years and especially the last 3 within the bubble burst. During the last 3 years as a Investor I did not purchase probate homes to flip but rather acted as a Probate Agent and sold to end user buyers and landlords looking to hold. I have had a steady flow of probate business during the downturn and actually 2010 is one of my most productive in terms of probate flips, listings and double end sales.
Investors this is the time to learn this niche as I'm sure you know the competition for REO's and TS sales is at it's highest.
