Wow....maybe "FSBO" touched a nerve?

Boy, maybe I didn't include the "secret handshake" when asking about converting FSBO's yesterday.  Then again, it might have been the Labor Day weekend and not too many folks are looking to respond, or maybe a number of factors.  I did a little searching for other FSBO conversion tactics, letters, ads, and whatever, but in ActiveRain, articles and posts on that topic don't seem to be very recent.  (NOT a complaint, just an observation...)How to open the door?

At least stats-wise, it appears that a number of folks DID read the post, but didn't respond.  Oh well, maybe it's a "dark art" and not every technique used by every agent will work with anybody.  Or maybe FSBO's respond well in some geographic areas and not others.  Or maybe I didn't bow down to the Real Estate Gods....

But one comment that I DID receive was VERY helpful, just making sure you have built a relationship with the FSBO over time, and perhaps that may indeed do the trick.

Maybe it's just that plain and simple.

I do work FSBO's too. I have listed some too. But they seem to have an unrealistic view of the market and the price their house should be listed at. It usually takes me a couple months to convert them. I try to get their email and I put them on a drip and I also send them articles of interest and a FSBO Helpkit.

So far, the ones I've spoken with are mostly concerned about commission (even though I bend over backwards to state, "it doesn't HAVE to be X percent") and mostly those that proudly state, "I KNOW MY HOUSE BETTER THAN ANY AGENT WILL EVER KNOW!".  The latter are the tricky nuts to crack.

From what people who work with FSBO's have said:  Persistence is the key.  You won't get every FSBO listing.  Some will actually sell their home without a broker.  But if you maintain a steady contact over a few months, you will be one of the few who do.  That will put you in a good position to get the listing if they should decide to list.
