The average Days on Market for homes that closed in August 2009 was 95 days.

So, what does all of this mean?

Wow.  Talk about a slow down!  The average sales price is down about $80K from July, but with only 15 sales, the numbers can get a little screwy.  While there are 25 properties under contract in the month of August, 16 of them are for the new Harrison condo in Friendship Heights. The average price for these units under contract is $410,000, so this will have some impact on future sales prices in 20015- in the downward direction.
