Bedroom/bathroom floor plans include 2/2, 3/2, 3/3, 4/3, and 4/6, and range in size from 1,270 to 3,000 square feet. Amenities include swimming pool, spa, tennis courts, outdoor grills, and a fitness center. All units have in-unit laundries.

HOA fees are $195 to $428 a month and include common area maintenance, landscaping, exterior building and roof maintenance, and limited insurance.

Note that Fashion Heights is built on a hillside, so walking up or down will give you pretty good exercise. A short Trolley ride, drive, or bicycle ride can get you to Qualcomm Stadium, SeaWorld, Mission Bay, San Diego State University, Old Town, and downtown San Diego.

Walkers, joggers, and bikers will enjoy the concrete paths along the San Diego River from Qualcomm Stadium on the east end of Mission Valley all the way to Mission Bay, Ocean Beach, and Mission Beach on the west end, a distance of about seven miles.

Vistas at Fashion Heights has to be one of the most meticulously maintained places in all of Mission Valley. The funny thing is that you never see anyone out taking care of things, but it is obvious that they do. It's fun to drive through just to look.

Joan - Thanks. Although it took me over a year, I think I have finally found a format to my condominium community posts that I like, and once I get through this second round on the thirty-nine communities, things will go much faster, which means that I can also do more so that information is no more than one or two months old, or at least within the three to six months that we use for comparables.

Bryan - It is very well maintained, and I also rarely see anyone out there pruning all those bushes or mowing the lawn. Not sure when they do it but it is obvious that someone does it. You rarely see an overgrown bush or lawn. They are always hedged and edged. I've taken some clients through there just hoping that they would fall in love with one of them because of the grounds. They are not the most inexpensive condominiums in Fashion Valley.
