I have been in Real Estate for 12 years and today is the day I have been waiting for. I am so excited I can’t stand it. Are you ready? Today I listed “The Best House In Poinciana”! Don’t believe me? Then call the Seller and ask him. “Mr. Seller, I hear you have “The Best House In Poinciana”.” “Yes, you are correct, just like I told Broker Bryant this morning, I have the best house in Poinciana.”

Now folks, how many times have you heard this? I think I hear it at least once a week. It never ceases to amaze me how many people think they have “The Best House In Poinciana“. What’s really funny is that Poinciana is a cookie cutter community. Almost all of our 17,000 homes are very similar. They are concrete block one or 2 story homes with a 2 car garage sticking out in the front and sit on a 70x100 lot. Most are only 1 to 5 years old. And since we have color restrictions, they are all neutral earth tone colors.

So what makes a house, “The Best House In Poinciana”? Well let’s see if I can explain. Better yet, let me give you a list of the upgrades that make this “The Best House In Poinciana”, according to the Seller.. Ok, here goes.

  • Garage door opener.
  • Chain link fence.
  • An orange tree seedling.
  • Beautiful builder grade beige carpet.
  • White GE appliances.
  • Sprinkler system.

Oh, I almost forgot, it sits on an oversized lot. Standard lots are70x100 and according to the public records this one is 71x100. So there you have it.

Anyway, my job is to get this house sold. Currently there are 50 homes that are almost identical to this one, on the market. Ranging in price from $249,900 to $315,000. Quite the spread. Most are in the $270,000 to $280,000 range. My goal, always, is to make my listing “The Best House In Poinciana”. So how do you turn the imagined “The Best house In Poinciana” into the true “The Best House In Poinciana”? There’s only one way that I know of. Price. Price will make any property stand out. In this case I was able to convince the Seller to Range Price the house from $249,000 to $269,000 with $269,000 being a full price offer. His house will now show up in the number one position out of 50 similar houses in the MLS. This means more showings, more offers and a quick sale.

So folks, if you are looking for a great 4 bedroom 2.5 bath home with over 2800 sq ft of living space, then come on down to Tutas Towne, I have just listed “The Best House In Poinciana”. AGAIN!

Honorable Mention Award

Bryant, you win Medford & Jay’s 1st ever “Honorable Mention Award,” for this post. It relates, with a good dose of humor, the bane of every Realtor® in listing homes. Our friend, “Realtor®" Teresa, once had a potential seller whose home was better than the nearly exactly the same neighbor’s home, because it had “bigger nails!” We make one such award a day, purely for fun.

Key words would be "According to the sellers".. Very cute. .LOL

Im thinking that the chain link fence will keep all those nasty critters you guys have out there - off the property and that swift garage door will help you get in the house in a hurry just incase the chain link fails.. Woohoo!

ps--how far is Poinciana from Clermont?  That's where I'm originally from, with loads of family still down there.

I vote for the house in the frame!  Maybe you should add some soft edges to the bottom right photo that looks like "Any House" rather than "Best House".

Sara, welcome to my blog. Thanks for visiting.

Ann, thanks for the Kudos. Poinciana is about 45 miles south of Clermont and a little bit east. It's actually part of Kissimmee.

Sharon, Believe me when I say it is "any house". Every street in Poinciana looks the same. Makes it pretty easy to price a house though.

Christine we put up fences to keep the New Yorkers out:)

George I like the cheer. I bet you look cute in the uniform.

I too, only list homes that are the "Best" house. I didn't think there were any other kind!

I have not been able to convince sellers our here to use the value range pricing. Very few if any are doing it. I first noticed it last year with Southern CA but it just hasn't taken off up here. However, I did list one of my rentals with value range of $250K-$280K when last year it would have pulled $350K. No bites but a few phone calls where people are confused and want to know "just what is the price?" I hope it catches quicker!

Damion, I love it when that happens. The seller starts excluding every thing from the listing. It's like, excuse me, you are taking away everything that makes your house saleable. Sellers are a rare breed. But hey I love them anyway.

I was just writing a post about the exact same thing...guess that one is getting deleted.

It amazes me how so many people think their home is "the best" and no matter how many comps you put in front of them they think that "there home is better and worth more". Actually have taken a few sellers out and showed them their competition, this gave them the slap in the face they needed.

What a coincidence!

Your seller must be related to mine, Mr. & Mrs. Joe Average. I hear they have a very large family across the United States.

Congrats to your Byrant.
But I have the "BEST HOME IN TORRINGTON, CT." listed again too.

Good Luck with yours,
