Realtors that are advertising online, have a website or have homepages on myspace, activerain or sites similar, will be at the forefront to make more sales than traditional Realtors.  Times are changing and we need to change and adapt to the changing times as well. 

 The internet is definitely changing the ways buyers and sellers buy or sell real estate.  The consumer is now much more educated than before and as time moves forward with change and technology, so will the same with consumers.  According to a class that I took last week in regards to building loyalty in an eBusiness environment, the numbers were staggering.  Here are some quick stats that I learned in class:

  • About 75%-88% of internet home buyers used the internet to first look at properties.
  • Once consumers start to research properties online, it takes them an average of 9.3 months to decide to buy.
  • At least 25% of internet buyers use the first sales professional who responds to their online inquiry. Some studies show up to 70%.
  • Internet buyers walk through an average of 5.8 homes compared to 16.2 non-internet buyers before putting in an offer.
  • Internet users are mostly ages of 38 years or younger.
  • After looking at a property online, 72% of the buyers drove by the property.
  • 81% of internet consumers are more likely to use a realtor because the consumer is more infomed and value what realtors have to offer.
  • In regards to online requests and inquiries, 58% of sales professionals don't respond.

As you can see, these numbers are astounding and it shows which direction technology is taking consumers.  Just in today's local newspaper, The Honolulu Advertiser, there is an article in the business section about how the internet is a major part of real estate.  It states that the information on the web that home buyers and sellers are looking at are changing the way they are buying and selling homes.  If we want to succeed in this online world as realtors, we need to step up our online presence.  I believe we are on the right track just being on AR.

Kengo, awesome post and I agree 100%.  Less than one percent of the 900 plus Realtors in my area have any kind of web presence, except for me of course www.ChristopherSmithRealtor.com  I've worked pretty hard to make my website Web 2.0 friendly and it is always a work in progress.  I don't ever think I'll be totally satisfied with it, but I always strive to give the customers what they need.  Again, great information.  Can we get that article from the Honolulu Advertiser?

Hi Chris, I did a search on www.honoluluadvertiser.com and could not find the article that was in todays newspaper.  After looking at the article better, I realized that the article was written by Julie Lynem with The Tribune which I think is the San Luis Obispo, CA newspaper.  I did a search for her name and came to their website and did a search for the article and here is a link to it: http://nl.newsbank.com/nl-search/we/Archives?p_action=doc&p_docid=115220DA2CC5B738&p_docnum=4  I hope this helps.  - Aloha

I am sorry but I have to disagree.

Yes there are many like you here on AR and other blogs & web sites that are recieving lots of business from their presence on the net.

But in mine and many other offices across the country there are lots of fine agents who go to work every day that have a great business from just working their sphere of influence. And this will not change in the next few years. Maybe for a long time.

I am not saying to stop what you are doing .. just know that what you are doing is not changing the world as we know it today.

I think you are on the dot here, but the real key to the whole 'Web 2.0' is creating conversations either in the real world or the online world and having them relay to the other. 

The traditional marketing model into the 80's was word of mouth, then we hit a phase of mass media (yellow page, mass mailing, business directories), then the net's mass e-media (banner ads, e-mail campaigns, affiliate programs), and now we are seeing the next step... the net is coming full circle and moving back to word of mouth. However this time it is an electric form of word of mouth through blogging, forums, and online communities (such as ActiveRain). 

I'm glad to be on the forefront of the change in the industry and hope to see a lot more real estate professionals start gaining some of the new advantages of online networking.

Kengo great post!!!  I would have to agree with you 100%

Bruce, you are right that there are a lot of people that make a great living the traditional way.  But you need to keep in mind that the numbers are staggering just in the last 3 years as to the amount of people who started their search on the web.  Research is showing that the numbers are only increasing every year and there is no indication of it stopping.  Just look at all the other industries that have moved a large amount of their advertising and presence to the web.  You would be a fool or someone that will be retiring very shortly if you don’t jump on the bandwagon within the next 10 years.  Just an opinion.

Whether you are an agent with a wide sphere of influence or not ignoring technology because your business is good today is stupid. If you don't embrace technology you will be left behind. I am willing to bet that Realtors who have an active and agressive web presence are fairing better in todays down market. We know how to get buyers.

Great information Kengo. I missed that class but I have to agree with you because a lot of people get their information from the internet for anything anyway. It's so convenient to just look online for information that it's probably a part of life for almost everyone. I can't see the downside to advertising online.
