Real Estate Market Statistics for Long Grove Illinois -- Closed Listings in the Past Month vs. Currently Active

Home buyers fell off cliff in Libertyville ILDuring the past month - 5 homes went to closing in Long Grove, IL out of 139 listed properties!  As a consequence - we exert lots of leverage on sellers in Long Grove, on behalf of our home buyer clients.  This is just one of many statistics we use in negotiation - as we perform a lot more due diligence than a typical "buyer agent".   My company and I never represent sellers.  That means - no conflicts of interest - and better research and negotiation for our buyer clients.   We fight very hard to get the best possible price for the buyer -- aligning our incentives with the buyer - vs. the opposite.

In Long Grove - "months of inventory" is at a very high level.  If you are a seller, you should be aware that there are very few buyers out there for a large selection - and think about being more flexible....

If you are a buyer - you need to understand the types of representation that are available to you:

1.  Buying from the listing agent (worst possible thing you could do - since they are on the seller's side - not yours)    You want a "good deal" don't you?  You certainly won't get it from the listing agent.

2.  Buying from a "buyer agent" (second worst thing - they and their company represent sellers - and can get into dual agency conflict of interest situations with you - perhaps pushing their own company's properties or their own listings.  They also make more when their buyer client's price goes up.)    They are generalists.

3.  Hiring an Exclusive Buyer Agent (they and their company never represent sellers are are always on the buyer's side.  Because they are specialists - not generalists - they are very good at what they do - and typically - exceptional negotiators.   Many times - they also align their compensation interests to be in the interests of their client - and not the opposite.)
