for saleOn my post concerning agents using MLS attachments, Joni Staples made a comment about her goal to make it so easy for agents to work with her, that agents looked forward to selling her properties!  This is a gal after my own heart.  We think alike!

You know the feeling when you are showing property and your buyers like a home listed by the agent you can never reach, never has seller's disclosures completed by the seller, no survey, generally knows nothing about the property and can never find time to present an offer!  Ahgggg...you know what the transaction will be like!!

My goal is always to exceed expectations!  These are steps I follow to create a desire for agents to show our listings:

1.  Any document such as the survey, floor plan, seller's disclosure, utilities for the past year, school information, deed restrictions etc. will be readily available!  I know answering questions up front can make the difference in the decision making process for a buyer constructing an offer.  Our home book in each home is all about the property and community.

2.  Individual websites, virtual tours and color brochures will be readily available in many locations for viewing.

3.  Accessibility to me and/or my office staff for any further questions will be quick and easy.staff

4.  Presenting offers and negotiations will be timely and fairly done.

house5.  Working through the transaction will be professional and without admonishment (you know what I mean).

6.  The goal will always be to make a positive "experience" for both seller and buyer.

Thank you for your insight.  I agree with you about working with other professionals.  It is a pleasure to have a transaction for our buyers and sellers that is seamless and where the agents are not part of the transaction.  We sometimes seem to forget that we are not a part of the transaction or negotiation.  It is all about the clients needs and wants!

Great insight here Dorie. One thing I've always tried to do is earn the respect of my fellow agents through professionalism and a non-combative approach. I make myself approachable so my fellow colleagues know that showing one of my listings will be easy as wll as a pleasant transaction should their clients write an offer.

Thank you for sharing.  It is nice to see a listing agent that dedicated.  I represent mostly buyers at this time (well 60/40) and I am often shocked at home under prepared listing agents are.

We have 7 active contracts in my office right now.  All 7 are tranactions with other agents at other brokerages.  There are significant differences.  One selling agent couldn't be bothered to meet the appraiser and just expected the listing agent to do it.  On the other hand we had one listing agent say... " I drive right by your office on my way home" if you leave it out for me I'll stop and pick up the original contract so you won't have to drive into town.  Guess which transaction is going better???

Dorie - When I'm setting up a new listing, co-operating agents are at the top of my mind. The more I can do to make their job easier, the more local agents will want to show my listings. Whether it be the disclosures, thorough descriptions, captions for photos, room dimensions, and lastly a non-branded visual tour (I have to create specifically) so other agents are comfortable with sending my listing along to their buyers. Bottom line...I want to make other agent's jobs as easy as possible so my sellers win!

"Approachable" is a great word! I also like your use of the "non-combative" approach! It sure helps when you can exhibit those traits!

Hi Michael,

I don't try and go to Broker open houses (I simply do not have time) although I think you are smart to go and get your name in front of agents. Agents are having fewer of these Broker Open houses as so few attend and their time can be spent marketing in more productive ways. But having said that doing something is better than nothing!!
