Your Brain Fart Shouldn't Be MY Problem

Today I'm showing new buyers 5 homes. I had it all planned out. I even called the listing agent on the second home as a reminder. A half hour later I get a call from that agent stating they have a class they forgot about. "Is there any way you can get here earlier?" Um, let me call the first homeowner to make sure I can get there earlier. Turns out that is not a problem.

But here is the problem. I had to call the other homeowners asking if it would be ok if we got there earlier. I left messages with all of them. Not one phone called was returned.

People have lives. These homeowners made time for me to show their homes and they figure I will be there at the time we agreed to. One homeowner was not happy and actually canceled the appointment! Wow.

Then I come to find out that the agent made a mistake. She had her dates mixed up <no way!> and the class was next Wednesday. Too late. No, I kept it professional and didn't say a word. You know what our parents have said, "if you can't say anything nice.......<yeah, yeah, yeah!> :)

Since we had time to kill between appointments, I did a drive-by localism tour of West Babylon and Lindenhurst, NY. They loved it! We were all over the place. Since the buyers live in Florida, I showed her all the really good bagel places. She says you can't get great bagels in Florida like you can in New York. She wrote the names of the bagel stores down, lol. I showed them all the shopping centers and she loves the fact that they are all so close to each other.

Then I took them to eat lunch. We went to my favorite diner, Lindenhurst Diner. Her hubby went to take the check and I grabbed it back. His wife said that he really wants to pay for it and besides, he's the man! Ok, so I conceded and I told them that next time it's on me.

Turned out to be a really nice time out with them. The last home we saw, they loved. Now I've narrowed down to what they really and truly want. Now all they have to do is sell their condo in Boca. That is another blog for another time.

JAckie - you know - some days I wonder how some of the agents I call on manage to make enough money to buy food just because of this type of behavior.  Great post!

I guess finding the date on your planner is a problem right? Checking the date on a calendar is a problem too?

Not sure if I'm reading this right ... were all of these showings by appointment only? In our market just about all of the homes are on lockboxes which makes it much more efficient.

We have so many Vacant here homes I could fly through about 7 homes as fast I can drive to them but I have felt your pain at least you had a nice ending.

Hi Lyn, Maybe? Not for me. I use a daily planner book not the calendar on the computer. It's easier for me to just whip it out when I'm on the road!

Hi John, The listings that are in my office, we can call the homeowners directly which makes things easier. Personally, I do not like to put lock boxes when the homeowners live there. That can cause problems.

Hi Lane, I know how you feel. It doesn't happen a lot but it does happen. It's at the request of the homeowner most times.

Very simple: you have a client for life, with all the referrals that entails. Listing agent on house #2 will have an expired listing with an unhappy seller, probably not their first, but perhaps one of their last. They'll either figure it out soon, or they will be serving you bagels next time you take a client out! Great job!

Ah, yes....the "We have to sell our condo first!" While your clients are at it - I have a condo in West Palm Beach - can they sell it, too?

Enjoyed the blog - common problem of having to jostle numerous showings around to accommodate one person's memory lapse.

I'm glad that your day turned out well- how much nicer (as would have been the case in most areas in the country, on any given day) to competently view 5 owner (out for a walk/at work/out to dinner) homes in peace with your buyers, work through decisions in the privacy of "their" potential home, and carefully turn off the lights, as you place the key back into the lockbox. Sometimes making things extraordinarily complicated justifies...exactly what, on Long Island?

Jackie, love the pic! Scheduling showings can be a major hassle. You were beyond patient trying to reshuffle everything to accommodate that agent...sound like you had a great day anyway! :)
