I wrote a contract on a condo...listed for $249k.....I ran the comps, and came up with a number $232.... (my client didn't want to fool around with money back, so she basically made a net offer, based on what the other condos sold for w/money back) So.....I made the offer, the agent calls me and barks at me.....I don't know about you...if an agent takes the time to write a contract on one of my listings...I appreciate the effort..I don't care if it is a low ball...It's the start of a conversation...  Anyway, he says to me "WE are going to end this right now...my client won't dignify this offer with a response...we are just going to let it expire (we had an exipiration date on the offer)   

Fast forward to 2 months later, my client is still in the market, she is not really in a hurry....the same guy calls me back...(tail firmly between the legs) and says...they had lowered the price... to $235K ($3K more than we offered) My client says.....No...and found a better unit....In the end..this arrogant agent sold his condo for $8k LESS than my client offered........

The moral of the story is....treat everyone who takes the time to write an offer, with respect...you never know when you will have to go back to them....and beg for an offer :)

I would submit offers with comps and have the buyers write a nice letter on who they are.  It personalizes it and gives you credibility.  Your words all ring true!

Konnie,  Plenty of that ( humility, humbel pie, tail between legs, etc ) going around.  Easy to play hardball but not so much fun to call an agent back and try to revive an offer.

This senario is repeated again and again in our Bradenton, Florida market. Hopefully this agent has learned a valuable lesson. Egos kill more offers than any other factor.

I had one like this, rejected via fax, no return calls from the owner/agent.  Buyers went to owner/agent on their own and negotiated with him...it closed on the 8th of this month and is going to grievance at the board as a 'procuring cause' case on Monday...I have the paperwork just need broker's sig and then down to the board.

What ever happened to .....  I will submit all offers....?????  I wonder if the Seller knew his/her Agent was turning offers away???

Well, unfortunately I think he did his clients a major disservice.  Not only was he a jerk and in my opinion unprofessional.......

But, his clients had the selling process dragged out for really no reason and they lost money.

Doesn't anybody think of fiduciary duty anymore!?

Konnie, can you even be sure your offer was presented?  (Don't get me started on agents speaking for thier sellers...)  If for some reason I'm not allowed to present my own offers (I find I can help smooth out the ruffled feathers of sellers if I'm present for a low ball offer) then I will ask that any rejection be in writing from the sellers.  Sometimes that in itself will help a seller to re-think things and counter instead of outright rejecting.

WEll..I am glad I am not the lone ranger here.....well..funny thing...I went and showed homes today...and am currently writing another offer on a listing by the same agent who blew me off last time...so it will be interesting to see if he is a little nicer the next time around...I'll keep you posted, I am submitting it tomorrow...

I just don't understand agents. If someone takes the time to write up and offer and put up some money  then you need to take it seriously. Work it baby!!
